PLANNING
1. Please provide building setbacks on the site plan as previously requested.
2. Site Details on sheet C.3 of the Dumpster is not meeting the minimum 12' x 12'width and depth
clearance. On the sit plan sheet the enclosure scales out to 12'x 12'.
3. Please change the zoning for the subject property to C-1 General Commercial. The adjacent
zoning classifications are correct.
4. Please make sure that any site change or notes on the site plan also reflect the same on the
landscape plan. (zoning& setbacks).
5. Building elevations, colors, architectural elements and materials have been stamped approved.

ENGINEERING COMMENTS NO. 2
1. Pavement thickness and reinforcement is required to be a minimum of 6" thick
with #4 bars @ 18" OCEW for fire and sanitation routes.

/1. Provide a general note that all roof and ground-mounted mechanical equipment shall be
screened from view or isolated so as not to be visible from any public right-of-way or
residential district within 150' of the subject lot, measured from a point five feet above grade.
Such screening shall be coordinated with the building architecture and scale to maintain a
unified appearance. d bicycle rack detail.
. Please provide location of the nearest fire hydrant.
. (FYI) Fire lanes may be required depending on location of the nearest fire hydrant.
' .-_--4. The proposed bollards that are being placed inside the dumpster enclosure are required to
have a clearance of 12'x 12'for sanitation to access the dumpster.
15. The screening wall for the dumpster is located in a 15-foot PUE. Please note on the site plan
that: "In the event the dumpster screening wall is removed for any kind of utility maintenance,
/ that the property owner is responsible for replacing the wall per City Ordinance".
✓pPlease note the zoning of the subject property and all abutting parcels.
./7. A 180 square foot end island is required at the end of every parking row. It appears that the
two spaces at the back of the building do not have an end island.
8. Per the site plan check list the title block is to include the address and telephone number of
the developer/owner(if differs).
Please provide building setbacks on the site plan.
14. The elevations are currently still under review.
1. Per Section 7.3.7.e. the maximum width of a. commercial driveway is 36-feet. The existing
/ driveway will be required to come into compliance with this requirement.
2. The existing apron along Poplar Street will be required to be removed with this development.
%/( This will need to be removed and curbed at the street to match existing curb line.
3. Per the College Station Design Guidelines a six foot sidewalk will be required adjacent to the
back of curb along University Drive.
14. Please refer to BCS Unified Design Details for approved curbing options. Current proposed
cubing does not meet the requirements.
LANDSCAPING/STREETSCAPING/BUFFER
Ji. Provide a general note that 100% coverage of groundcover, decorative paving, decorative
rock, or a perennial grass is required in parking lot islands, swales and drainage areas, the
parking lot setback, rights-of-way, and adjacent property disturbed during construction.
2. Please note on the landscape plan that: An irrigation plan is required to be reviewed,
approved and installed prior to Certificate of Occupancy".
j. Please note on the landscape plan that all screening shrubs (parking screened from the right-
of way) are required to be 3-feet in height at planting stage.
j. The driveway on Poplar Street cannot be subtracted from the streetscape calculation. This
driveway is required to go away. Please recalculate and reflect these numbers in the legend.

MISCELLANEOUS
/1. Irrigation system must be protected by either a Pressure Vacuum Breaker, a Reduced
Pressure Principle Back Flow Device, or a Double-Check Back Flow Device, and installed as
j per City Ordinance 2394.
. All BackFlow devices must be installed and tested upon installation as per City Ordinance

ENGINEERING COMMENTS NO. 1
1. Are you changing the drainage pattern on the property? Does the runoff currently
drain to Poplar Street, or University?
2. Grassy swale needs to be designed so that the existing electrical transformer is not
undercut by the drainage from the site.
3. Dimension the pavement thickness.
4. Show location of irrigation meter, must be in PUE or ROW.
5. As an FYI, private water and sewer service lines are required to meet Plumbing
Code.

GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per city specs and design.
2. City will provide drawings for conduit installation.
3. Power for building will come from the 3 phase transformer located on the SW corner of the
adjacent (Pizza Hut) lot.
4. Developer will furnish and install 2—4"PVC conduits from this transformer to the building
service location. CSU will furnish and install the wire.
5. Developer to intercept existing conduit at designated transformers and extend as required.
6. If conduit does not exist at designated transformer, developer to furnish and install conduit
as shown on electrical layout.

PLANNING
1. Section 7.9.2 Building Mass and Design: Requires every facade facing a
right-of way to have two (2)-different design elements for every 45-feet and
wall sections less than 45-feet (Poplar Street is considered a right-of-way)
All other facades are required to have two (2) different design elements for
every 60-foot. This would require the west and the south elevations to have
at least four (4) different design elements on each facade. The north and
south facade would require the same amounts of different design elements.
Please keep in mind that the same design element cannot be used four
times on one facade, it is required that two different design elements be
used. This requirement can be met by adding canopies, permanent
decorative awnings, or windows accompanied by overhangs (see Section
7.9.2. for more options).
2. Please identify the percentage of glass that is being proposed on each
facade.
3. Please provide a revised color elevation with color samples to match the
elevations that are being reviewed.
4. Please provide the percentage of painted steel that is being proposed.
5. Please be aware that signage is not approved with the elevation review.
Signage is permitted separately.
