LANDSCAPING/STREETSCAPING/BUFFER
1. Provide landscape plan.
2. Provide a general note that 100% coverage of groundcover, decorative paving, decorative rock,
or a perennial grass is required in parking lot islands, swales and drainage areas, the parking lot
setback,rights-of-way, and adjacent property disturbed during construction.
3. Irrigation system must be protected by either a Pressure Vacuum Breaker, a Reduced Pressure
Principle Back Flow Device, or a Double-Check Back Flow Device, and installed as per City
Ordinance 2394.
4. All BackFlow devices must be installed and tested upon installation as per City Ordinance
2394.

ENGINEERING COMMENTS
1. Please dedicate easement for pipe P-2.
2. It appears that the pond elevations used in Pond Pack and various tables do not match those
found in the grading plan.
3. What about detention for DA-1A (4.56 acres)?
4. The project area is 15.1 acres and the drainage basin is 22.23 acres, please explain.
5. Clarify the distinction between the project area versus the drainage basin. More specifically,
approximately 2 acres appear to be removed from DA - 1A from pre to post out of Lot 1, Block
1. Verify the intent for DA - 1A is to have detention provided with this pond by this report.
DA-1A (Pre) = 4.56 acres DA-1A (Post) = 2.63 acres
DA-1B (Pre) = 17.67 acres DA-1B (Post) = 15.07 acres
Total = 22.23 acres DA-1C (Post) = 3.07 acres
Total = 20.77 acres
6. Please clarify the velocities for the storm sewer pipe. Also, please provide critical velocities,
specifically at discharge points.
7. Please provide profile view of the proposed outlet structure for Pond 1B. Specifically, will the
structure have wing walls?
8. Please provide rip-rap around the outlet structure for the discharge point for Pond 1B. Soil
around these structures has a tendency to be washed away.
9. How do you anticipate the surrounding lots will tie into these detention ponds, specifically those
located adjacent to? It seems that some modification to the ponds will need to be made as each
lot ties into to avoid erosion problems.
