Please keep in mind that the original plat of Joe Pasler's Partial Subdivision shows all original lots to be 25' in width. The original lots were sold in groups of 2 or more, or as "portions"of lots, during the 1930's. The widths listed below are the current configurations for the present lot owners. (Widths listed are approximate only as determined from data provided by the Brazos County Appraisal District digital maps—no on-the- ground survey was done to determine each lot owners exact property corners.) The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by Monday, , 10:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting scheduled for, , 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. Two (2) 24"x36" copies of the revised final plat; Fifteen (15) 11"x17" copies of the revised final plat; Parkland Dedication in the amount of$556 must be submitted prior to the filing of the final plat; One (1) Mylar original of the revised final plat;and One (1) copy of the digital file of the final plat on diskette or e-mail to sgriffm@cstx.gov and awelsh@cstx.gov. Upon receipt of the required documents for the Planning& Zoning meeting,your project will be considered formally filed with the City of College Station. STAFF REVIEW COMMENTS NO.1 Project:JOE PASLER'S PARTIAL (FP-REPLAT) - 06-00500155 PLANNING 1. Please provide documentation that this property was in this configuration prior to 1970, otherwise this configuration will require the replatting of possibly the entire block because of the partial lot issue. We cannot allow replats that leave remainders that are non-conforming. 2. Please provide the average lot width for the entire block. 3. These lots will require a variance to Section 18-B.2 of the Subdivision Regulations. Please submit a letter addressing the following points and the$100 variance fee. • That there are special circumstances or conditions affecting the land involved such that strict application of the provisions of this chapter will deprive the applicant of the reasonable use of his land; • That the variance is necessary for the preservation and enjoyment of a substantial property right of the applicant; • That the granting of the variance will not be detrimental to the public health, safety, or welfare, or injurious to other property in the area, or to the City in administering this chapter;and • That the granting of the variance will not have the effect of preventing the orderly subdivision of other land in the area in accordance with the provisions of this chapter. 4. Our records do not show any area that is not incorporated into an existing lot. Please clarify the ownership of the 5' strip that was never deeded, because our records from the appraisal district show no such strip. Further, the platting of such lots to not incorporate this area would require a variance as all lots require access and utilities. Developer provides easements for electric infrastructure as installed for electric lines (including street lights). 3. Need a 10'PUE along the back lot line where the existing College Station Utilities power line is positioned. GENERAL ELECTRICAL COMMENTS 1. Developer installs conduit per city specs and design. 2. City will provide drawings for conduit installation. 3. Developer provides 30'of rigid or IMC conduit for riser poles. City installs riser. 4. Developer to intercept existing conduit at designated transformers and extend as required. 5. If conduit does not exist at designated transformer,developer to furnish and install conduit as shown on electrical layout. 6. Developer pours transformer pad(s) per city specs and design. 7. Developer installs pull boxes & secondary pedestals as per city specs and design.(pull boxes & secondary pedestals provided by the city). 8. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan email to wdavis(a cstx.gov. 9. Developer provides load data for project. Please provide the average building plot width for the entire block(REPEAT COMMENT). If the width of the new lots are less than the average width of the plots then you must request a variance. For the purposes of this section of the ordinance building plot is a lot or portions of lots that have been combined for one residential dwelling unit. 2. These lots will require a variance to Section 18-B.2 of the Subdivision Regulations for minimum lot size of 8,500 s.f. (REPEAT COMMENT).
