As I understand it, Radakor is going to install the new sewer line and dedicate an easement to the city as part of the EDA. This abandonment is not related to the new sewer installation. If the ordinance is okay, I'll accept the changes and esign it. Thanks. Carla Carla A. C >>> "Jay Bruckner" <jbbinklevbarfield.com> 10/30/2006 9:37 AM >>> Cheryl, I am the project engineer for this sanitary sewer that is going to be constructed on Tauber Street. I received this email from Alan Gibbs and just wanted to check with you to verify what things are necessary, other than the bid tabulation/engineer's estimate, to conduct the bid? Jay Bruckner 713-869-3433 >>> "Alan Gibbs" <Agibbs@cstx.gov> 10/30/2006 9:09 AM >>> Jay, You left a voicemail regarding how this sanitary will be bid. I have cc'd several City staff on this email. Cheryl Turney in our Purchasing Division is probably best to direct you in the specifics of this process. In general, it is planned to be a public bid conducted by the City-you will need to supply Purchasing associated bid documents- City will advertise and conduct the bid -City will let you know which is the lowest responsible bidder-the developer awards the bid -upon acceptance of construction and necessary documentation, the City reimburses the developer in accordance with the agreement. Alan Gibbs, P.E. City of College Station Sr. Asst. City Engineer, Public Works From: Alan Gibbs To: Childers, Terry; Coleman, David; McDonald, Edward; Mosley, Bob Date: 11/3/2006 9:19:18 AM Subject: Fwd: Factory- Prelim Sanitary Fyi -to keep everyone in the loop, these are my latest comments on the resubmitted sanitary plans. Alan Gibbs, P.E. City of College Station Sr. Asst. City Engineer, Public Works (7/1) to(.2.1(tii'i >>>Alan Gibbs 11/3/2006 9:15 AM >>> T7/14-' Jay, T (— I —I have received your re-submittal Wednesday and have the following comments (using the previous numbering): 1. Fyi, Dale O'Reilly noted the DP fee is in the mail. 2. The offsite easement dedication is unresolved. 9. Construction sequence: It is not clear that the line bewteen MH#1 and#2 can be constructed while leaving the existing line in service. It would appear the proposed line is directly horizontally aligned on top of the existing line. Note that the existing line is unreinforced concrete and the compaction as well the construction at MH#2 may necessitate taking the existing line out. Place a note on the plans that pumping will likely be required by the contractor during construction. 10. Clarify the clearance between the proposed sanitary and the existing storm at Sta. 130+40. See McClure and Browne's attachment regarding the storm sewer near Cherry street. Revise plans accordingly. 11. Provide a minimum of a 10 ft separation from any structures to a public line. There is a proposed line scaling 3-4 ft from the proposed gargage structure locating manhole#1 with little to no separation. 12. Provide structural compaction for a trenches under pavement on the plan and profile sheets from station to station. 13. Describe method to set manholes on existing sanitary lines. Specifically, manhole#2 appears to need a"dog house" prefabbed connection. Again, this existing line is shown to be unreinforced concrete which may also need to be considered in this connection. 14. Depict the existing sanitary line tying into manhole#2 in profile. Additionally, provide for a margin of design or construction error as the existing flowline IN is estimated to be 345.72 and the flowline OUT is also 345.72. There is a preferred minimum 0.1 ft fall across the manhole. Lastly, we will need the following for stamping: -4 complete sets of construction plans -4 engineer's cost estimates Alan Gibbs, P.E. City of College Station Sr. Asst. City Engineer, Public Works >>> "Jay Bruckner" <ibbinkleybarfield.com> 10/19/2006 4:18 PM >>> Alan, I have made revisions to the drawings per your comments below and have prepared a sewer report. I am ready to resubmit the drawings. Should I wait until the Developer gets back to me with the Development Permit Application and the Easement Dedication Application? Or can he send that directly to you? Regarding the comments for the previous submittal . Our responses are in italics: 1. Provide a complete Development Permit Application 2. Provide a complete Easement Dedication Application for the sanitary outside the ROW I have partially filled out both forms and forwarded them to the architect and the developer. I am waiting on a response. 3. Provide a sewer report See attached 4. Clarify the FL=343.74 at Sta. 134+25.61 It has been corrected in the revised drawings 5. The manhole at Sta. 131+16.46 does not appear to be necessary It is necessary to tie in the service for the proposed Factory Apartments. Also, on the revised drawings, there is a change in slope of the sanitary sewer at this point. This is necessary to handle the extra flow from the factory apartments. 6. Cleanouts should not be located on public lines The cleanout at lot 12 has been removed. The cleanout at lot 7 is for the service to the Baptist Student Union. Not the public line. On the revised drawings, I have clarified this. 7. Public sanitary lines should terminate in manholes The cleanout at lot 7 is for the service to the Baptist Student Union. Not the public line.On the revised drawings, I have clarified this. 8. Clarify is consent is needed or obtained for any work on privately owned property. None is needed. 9. Clarify the construction sequence to keep the lots in service during construciton The proposed sanitary line should be constructed directly north of the existing sanitary sewer, and the existing kept in service until construction is complete. I have called this out in a note on the revised drawings. 10. Clarify the clearance between the proposed sanitary and the existing storm at Sta. 130+40 It has been clarified in the revised drawings. 11. Provide a minimum of a 10 ft separation from any structures to a public line See response to number 7. 12. Provide structural compaction for a trenches under pavement Detail S4-02 has now been cross-referenced onto the plans 13. Describe method to set manholes on existing sanitary lines Detail has been cross-referenced on revised plans. 14. Depict the existing sanitary line tying into manhole#2 See response to number 13. 15. Clarify depths of existing sanitary services Depths have been called out on revised plans.
