Taking the full 50% reduction for a sprinkled building the required flow drops to 1125 rather than 1500 cfs. At 1125 the velocity in the 6 inch line is approximately 13.22 fps. Box 9960 College Station, TX 77842 Re: City Comments to the Gateway (Replat)—Final Plat Dear Jennifer, We have attached the following items to this response: • Two (2) 24"x36" copies of the revised final plat; • Fifteen (15) 11"x17" copies of the revised final plat; • Posados preliminary water and sewer plans One (1) copy of the digital file of the final plat has been emailed to sgriffin(acstx.gov and awelsh@cstx.gov. You requested a mylar original but we would prefer to submit that once we have comments from the Planning and Zoning Commission. Listed below are our answers to your comments. PLANNING/ENGINEERING SERVICES: Comment: Water and sanitary sewer are required to be extended to Lot 13 and water to Lot 14. Provide engineering documents for the extensions as well as Development Permit Application and associated fees. Answer: Water and sewer lines are being extended as part of the Posados Restaurant Project, which is forthcoming. Preliminary drawings are attached and the construction of the two utilities will be financially guaranteed in order to file the plat for record. Comment: Owner listed on Plat is Corinth Properties,but ownership on the application and tax certificates is listed as Del Mar Baronhead and Gateway Six Partners. What is the relationship? Answer: The owners on the Plat have been corrected. Comment: There is already an existing lot 12 in the Gateway Subdivision. Answer: Lot designations have been added. Comment: Regarding Ownership and Dedication; can you dedicate to the City of College Station, when part of Lot 14 is in Bryan City Limits? Answer: We would consider this a legal question, however, we believe as long as we designate who the easement is dedicated to, we can dedicate the easement regardless of the city limits line. Comment: The certificate of Ownership and Dedication should refer to the lots being platted and not the existing lot and acreage. Answer: These have been corrected. Comment: Plat application does not have a signature and date. This is required before application is deemed complete. Answer: See attached. Comment: Per the subdivision regulations please add a 20' PUE along the rear of all lots. Answer: Because of the topography of the property and existing wetlands on Lot 15 we have provided utility easements at locations other than rear property lines. We believe this has met the intent of the Subdivision Regulations and if required to request a variance to this section of the code we respectfully request a variance. ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION: Comment: Provide 20 ft PUE along perimeter of property that was filled. With 10 ft on the sloped side and 10 ft on the filled side. Answer: PUE's have been added. Comment: Provide 20 ft PUE along property line and Highway right-of-way from filled area to city limits line. The amount of the Letter of Credit does not match the Engineers Estimate that was previously provided. All I have is a Preliminary Engineer's Opinion of Probable Costs in the amount of$16,197. Please provide a revised cost estimate and explain the difference in amounts. Additionally,the wording in the Letter of Credit does not match our standard form (more specifically,Special Terms and Conditions Item 4). You can resubmit to our standard,or we can let our Legal Department review for acceptance. Letter of Credit will not be accepted and the Plat will not be filed until these issues are resolved.
