Please tie the plat to a College Station horizontal control monument or a known platted point. 3. Please provide the right-of-way and pavement widths for Victoria Avenue. 4. Please provide right-of-way and pavement widths for Abercorn Lane (on each side of the common area). 5. The construction documents and reports are still under review and may affect the plat. Dedicate PDE over public storm pipe and improved channels only. 2. Extend the PDE to include the outfall of Storm Pipe 7. 3. Does the blanket easement for Castlegate include this property and is it still in effect? 4. Construction documents and reports still under review and may affect the plat. Developer provides easements for electric infrastructure as installed for electric lines (including street lights). 3. If applicable the following easements will be required. GENERAL ELECTRICAL COMMENTS 1. Developer installs conduit per city specs and design. 2. City will provide drawings for conduit installation. 3. Developer provides 30' of rigid or IMC conduit for riser poles. City installs riser. 4. Developer to intercept existing conduit at designated transformers and extend as required. 5. If conduit does not exist at designated transformer, developer to furnish and install conduit as shown on electrical layout. 6. Developer pours transformer pad(s) per city specs and design. 7. Developer installs pull boxes & secondary pedestals as per city specs and design.(pull boxes & secondary pedestals provided by the city). The metes &bounds description has been checked and now closes. (The problem was at the intersection of line tags L3 & L4). 2. The plat has been tied to a control monument. 3. Right-of-way and pavement width info has been provided for Victoria Avenue. In addition, a 5' Right-of-Way Dedication has been added along Victoria Avenue. '4. Information for Abercorn Lane has been added. 5. Noted. Engineering: 1. PDE's have been modified to be over the storm pipe only. (Easements adjusted are located in Common Area No. 2 and between Lots 3 & 4 of Block 1). In Common Area No. 2, the PDE is now its own easement within the PUE of the common area. 2. The PDE between Lots 3 & 4 of Block 1 (for Storm Pipe 7) has been extended to include the outfall of the pipe. 3. Yes, the blanket easement includes this property and it is still in effect. 4. Noted. As you know the minimum sewer grades are based on minimum velocities flowing full. Several of subject lines are depicted with there estimated ultimate flows as they will not be extended; however, the associated velocities do not achieve the local or state minimum flushing velocities of 2.5 fps or 2.0 fps, respectively. Grades on this project appear adequate to achieve more desirable velocities. Please revise accordingly. Your drainage report certifies that there will not be any impact on properties downstream of the Crowley Tract resulting from this development. Are you also certifying that there is no impact downstream of Section 7? 2. Is the runoff coefficient of 0.5 adequate? The previous report for Section 7 used 0.5, but the development was for a less dense residential development. 3. Page 3 of the Drainage Report states that the runoff flows into a proposed regional detention facility. I'm assuming you mean the existing one. 4. Please show in the plans the grading required to keep the 100-year storm within the ROW. 5. What is the size of the existing storm pipe into which Pipe 1 is discharging? Is there capacity? 6. The drainage from off-site onto Stone Castle Circle and from Stone Castle Circle off-site needs to ensure that there is no undermining of the roadway. Please address. 7. The manhole lids in the pavement near the storm inlets shall be water tight. 8. Are you able to center a joint of pipe (min 18') over the sewer line at Sta 0+15, Sheet 6? How are you planning to meet TCEQ requirements at this location? 9. Plan view calls out 8X6 tee at Sta 3+20.35. Profile shows 8x8. (Sheet 6) 10. The sewer (and future water) line crossings under the high pressure gas line may need additional protection (encasement). Please provide documentation from Citgo with their requirements for these crossings. (Sheets 9 and 11) 11. Show conflicts with gas line crossings. 12. Submit water and sewer design reports.
