SUBJECT: GREENS PRAIRIE CENTER PH 1(FP) - Final Plat
Staff reviewed the above-mentioned final plat as requested. The following page is a list of staff
review comments detailing items that need to be addressed.
One (1) set of revised construction documents
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that if all comments have not
been addressed your project will not be scheduled for a Planning & Zoning Commission meeting.
Your project may be placed on a future agenda once all the revisions have been made and the
appropriate fees paid. Once your item has been scheduled for the P&Z meeting, the agenda and staff
report can be accessed at the following web site on Monday the week of the P&Z meeting.

Greens Prairie Center—Phase 1 Final Plat
Response to Staff Review Comments No.1
Engineering comment No.1 - The off-site easement application will be submitted ASAP.
BTU—The easements have been revised as requested.
The other comments have been noted.
Please note that some of the line calls for the plat boundaries were changed by the
surveyor so that the bearings are rotated to the NAD 83 coordinate system.

1. Gateway Plaza— Ph 2a (Site Plan) (FM 60) - Since No Additional Access
is Required, No Comment.
2. Indian Lakes—Ph 4(Amending Plat) - No Comment.
3. Lions Park(Site Plan) (FM 60) - No Comment.
4. Great Oaks Subdivision (Master Plan) (En) - No Comment.
5. Crescent Point— Ph 2 (Final Plat) (FM 60) - If No Additional Access
is Required, No Comment.
6. Castlegate—Section 7 (Preliminary Plat) - No Comment.
7. Spring Creek Townhomes(Final Plat) - No Comment.
8. Greens Prairie Center(Preliminary Plat) (SH 6) (SH 40) -- Access driveways to SH 40
&SH 6 must meet TxDOT's current"Regulations for
Access Driveways to State Highways".
Regulations are primarily based on posted speed limits
and distances between proposed & adjacent access
points. Where posted speed limits are 50 MPH or more
the required spacing between access points is 425'.
Where driveway spacing is insufficient joint access will
be required or access to internal/external streets.
Developer should verify the location of any Control of
Access Sections along the south ROW SH 40 with respect
to access, etc.
Appropriate information will be required for any future
permits @ this site, which should include drainage data,
etc.

SUBJECT: GREENS PRAIRIE CENTER PH 1(FP) - Final Plat
Staff reviewed the above-mentioned final plat as requested. The following page is a list of staff
review comments detailing items that need to be addressed. If all comments have been addressed and
the following information submitted by Monday July 17th by 10:00 a.m., your project will be placed
on the next available Planning and Zoning Commission meeting scheduled for August 3, 2006 at
7:00 p.m.in the City Hall Council Chambers, 1101 Texas Avenue.
Two (2) 24"x36" copies of the revised final plat;
Fifteen (15) 11"x17" copies of the revised final plat;
One (1) Mylar original of the revised final plat;and
One (1) copy of the digital file of the final plat on diskette or e-mail to
sgriffin@cstx.gov and awelsh@cstx.gov.

Our policy is that if off-site utility extension is required for platting, then the associated easements are also
required. Most recently, Indian Lakes Phase 9 and Las Palomas were not taken to P&Z until the Easement
Dedication documents were submitted and approved by our legal department.

Do we need to change the pue labels and bring you new copies tomorrow?
We will have the easement application ready soon, why do we need the off-site pue for P &Z approval, why not
just have it before we file the plat.
I would greatly appreciate your consideration to allow the plat to continue through the approval process while
the easement dedication is ongoing.

You submitted all required copies of plat for the P&Z meeting. However, as previously commented, the Final
Plat will not be approved and got to P&Z until the required off-site PUEs are dedicated. In addition, please label
the PUEs requested by BTU as PUE and BTU easement. Please call if you have any questions.

After reviewing the Final Plat for Greens Prairie Center Phase I, the request for a 15'PUE on all lot
lines fronting existing or future street ROW's does not appear along Arrington Road or along Greens
Prairie Road. It does, however show up along SH40.
That 15' easement is a necessity for BTU.
