1. Required encasement length is length of pavement plus 5' each side. The
minimum encasement length is 64'; however, since the exact alignment of the
roadway has not been designed, you may want to encase additional length.
2. All below grade creek crossings require encasement that extends into the creek
bank a distance that should consider changes in the creek channel.

1. The off-site PUEs shown to be dedicated by separate instrument are required for the extension
of the water and sewer infrastructure. The Final Plat cannot be approved until these PUEs are
dedicated. Submit easement dedication documents.

1. Please show a 15-foot PUE on all lot lines fronting existing or future street right-of-ways
2. Please show a 20-foot PUE on the remaining lot lines,the 20-foot PUE may be shown as
centered on the common lot lines of phases 1 and 2a and phases 3 and 4.

TxDOT
1. Access driveways to SH 40&SH 6 must meet TxDOT's current regulations to for access
driveways to State highways.Regulations are primarily based on posted speed limits and
distances between proposed and adjacent access points.Where posted speed limits are 50 MPH
or more the required spacing between access points is 425-feet.
2. Where driveway spacing is insufficient,joint access will be required or access to internal/external
streets.
3. Developer should verify the location of any control of access sections along the south right-of-
way of SH 40 with respect to access,etc.
4. Appropriate information will be required for any future permits at this site,which should include
drainage data, etc.
NOTE: Any changes made to the plans,that have not been requested by the City of College Station,must be explained
in your next transmittal letter and"bubbled"on your plans.Any additional changes on these plans that have not
been pointed out to the City,will constitute a completely new review. 2
