SUBJECT: CORNER BAR (SP)- Site Plan
Staff reviewed the above-mentioned site plan as requested. The following page is a list
of staff review comments detailing items that need to be addressed. Please address the
comments and submit the following information for further staff review:
One (1) revised site plan.
Easement Dedication Sheet and required documents.
Please note that the Easement Dedication Sheet and necessary documents are required
prior to the issuance of a building permit. If there are comments that you are not
addressing with the revised site plan, please attach a letter explaining the details. If you
have any questions or need additional information, please call me at 979.764.3570.

DESIGN NOTES
PROJECT: Renovation &Additions to the"Corner Bar" located in Northgate
LOCATION: Located within the Sparks Building at 401 University Drive, College Station, TX 77840
Boyett, Block 2, Lots 1, 2, 3 and part of 4
REVIEW: Pre-application Review
DATE: June 5, 2006
NOTES:
1. The client is a tenant of the building being renovated. To all knowledge of the design firm, the
client has informed the owner of all plans to modify the building.
2. The tenant currently occupies a 2115 sq ft space of the first floor only.
3. The tenant has made arrangements with the owner to occupy and renovate a portion of space
on the second floor and also possibly the roof area.
4. To access the second floor space, the proposed modifications include removing the existing
exterior fire stair, enclosing the area and reconstructing a new interior stair to provide access
to the newly renovated second floor and also to the rooftop area.
5. The proposed stair well enclosure will completely fill the alley way between the Sparks building
and the adjacent building to the north on College Main. The proposed enclosure will be a fire
rated construction to provide means of egress.
6. The tenant would like to convert the roof top of the building to usable space for the"Corner
Bar" by providing a full service bar on the roof.
7. The newly renovated 2nf floor will provide the tenant with approximately an additional 2015 sq
ft of space.
8. The proposed rooftop conversion will possibly provide the new tenant with an additional 3000
sq ft of space.
9. This building is located within the Northgate District and should have an NG-1 Classification.
