PLANNING
1. Please provide building elevations, color samples and list of materials. These items
must be reviewed and approved prior to issuing a building permit. Building Design
Standards for Northgate can be found in Section 5.6.B.4 of the Unified Development
Ordinance.
2. Provide all street rights-of-way and sidewalk measurements.
3. As previously discussed, 10' sidewalks are required along College Main. Currently,
the sidewalks are 8' in width. There is an opportunity to provide the full 10'
sidewalk by recessing the structure 2'back. Please provide a 10' sidewalk or submit
an application for a waiver to this section of the Northgate Ordinance from the
Design Review Board. The application can be downloaded from our website at
http://www.cstx.gov/home/index.asp?page=401.
4. Per Section 5.6.B.3, historic buildings should be preserved both structurally and in
character. It is staffs opinion that building a structure even with the Sparks
Building would have an impact on the historic character; therefore, this addition
would also require a variance to the above standards. Please see Section 5.6.B.14.a
for a full description of this waiver.
5. If you will not be pursing a variance, provide sidewalk paver details for the sidewalk
addition.
6. Provide a general note that all roof and ground-mounted mechanical equipment
shall be screened from view or isolated so as not to be visible from any public right-
of-way or residential district within 150' of the subject lot, measured from a point
five feet above grade. Such screening shall be coordinated with the building
architecture and scale to maintain a unified appearance.

GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per city specs and design.
2. Developer shall install 2 -4" PVC conduits from transformer to building service
location.
3. City will provide drawings for conduit installation.
4. Developer to intercept existing conduit at designated transformers and extend as
required.
5. If conduit does not exist at designated transformer, developer to furnish and
install conduit as shown on electrical layout.
6. Developer provides load data for project.
