PLANNING
`i. This property is currently unplatted. Full site plan approval may not be obtained until the plat has been
filed.
/2. Provide ownership of property to the east.
3. Show rear and east side setback.
4. Provide note if there is no floodplain on the property with the confirming FEMA/FIRM map panel
number.
5. Are the topographic lines existing or proposed? Please provide current topography and drainage
information on a separate sheet.Provide proposed grading on a separate sheet as well.
6. Dimension all opposite driveways.
7. Provide pavement details.
8. Currently there is no definition as to where the sidewalk that runs along the front of the building ends,
and landscaping begins.Please show the limits of the entire sidewalk.
9. There is currently a 5 foot sidewalk in the front of the site that leads to the right of way with no
connection.Will this sidewalk be connected to a sidewalk that is to be constructed as part of the plat?
10. Dimension all drive aisles and fire lanes.
11. Parking space #57 has an awkward backing maneuver that could impact circulation within the parking
lot.Please relocate this space elsewhere.
12. Please submit TxDOT permits for any driveway access,and utility work that will be done in the ROW.
13. Show all proposed easements that will be provided on the plat.

15. Provide water and sanitary sewer legends.
16. Show location of bicycle facilities as required by the Unified Development Ordinance, Section 7.9. Also,
provide the facility detail as provided in the College Station Site Design Standards.
17. Parking located within 15 feet of the ROW may have a maximum of 7 contiguous spaces separated by a
18 foot by 20 foot landscaped island.The islands provided do not meet this minimum requirement.
18. Provide screening details for the dumpster enclosure. The Non-Residential Architectural Standards
require that they be compatible with the materials used on the building.
19. Provide elevations for all facades.
20. Colors of the building are limited to those in the approved Color Palette. SW 6084, Modest White is the
only approved color.The remaining colors must be less than 15% of the overall façade. Please provide a
table for each façade listing the materials used by color and the percentage of each material by color of
the overall façade.The table should be represented like the following

21. Provide a sample of all of the materials being used on the facade. We received the stone, however it
appears that there is metal,as well as EIFS or concrete product.

22. If you are considering your wall plane projections to meet the Architectural Element requirement, then
you will need to dimension their depth.All projections or recessions must be at least 4 feet in depth.
23. The ordinance requires 2 separate architectural elements every 45 feet along the main entry facade of the
building.There are several instances on the facade where that is not being met.Please refer to the Unified
Development Ordinance,Article 7.9 for a listing of all of the architectural elements that could be used to
meet this requirement. Along all other facades visible from the ROW, there must be 2 separate elements
every 60 feet.
24. The limitation on materials found in Article 7.9 applies to all facades visible from the ROW.
25. Provide a general note that all roof and ground-mounted mechanical equipment shall be screened from
view or isolated so as not to be visible from any public right-of-way or residential district within 150' of
the subject lot,measured from a point five feet above grade. Such screening shall be coordinated with the
building architecture and scale to maintain a unified appearance.

2. Please provide a plant name for the shrubs being provided in accordance with the approved plant list in
the College Station Site Design Standards.
3. Please correct the caliper size for the crape myrtle to be 1.25 inches per cane.
4. An irrigation plan must be submitted prior to Certificate of Occupancy.
5. Irrigation system must be protected by either a Pressure Vacuum Breaker, a Reduced Pressure Principle
Back Flow Device,or a Double-Check Back Flow Device,and installed as per City Ordinance 2394.
6. All BackFlow devices must be installed and tested upon installation as per City Ordinance 2394.
7. Provide a general note that 100% coverage of groundcover, decorative paving, decorative rock, or a
perennial grass is required in parking lot islands,swales and drainage areas,the parking lot setback,rights-
of-way,and adjacent property disturbed during construction.

TxDOT
1. Access driveways to SH 30 must meet TxDOT's current "Regulations for Access Driveways to State
Highways". Regulations are primarily based on posted speed limits and distances between proposed &
adjacent access. Where the posted speed limit is 40 MPH the required spacing between access points is
305'. To meet the current requirements it is recommended that the proposed access driveway be shifted
65'west.Appropriate data will be required for any future permits (work) @ this site.

ENGINEERING COMMENTS
1. The proposed driveway entrance does not meet the required 350-ft separation distance. It appears
relocating the entrance to the western property line will meet the separation distance. However, this is a
TxDOT ROW and will require TxDOT approval/permit. The TxDOT permit should be submitted thru
our office.
2. The plat should illustrate a joint access easement for the proposed driveway, as well an access easement
along the SH 30 frontage from the existing to the proposed joint access easement.
3. Please provide grading and erosion control plan.
4. Please provide BCS Unified Construction Detail or make reference to on plans.
5. Please submit drainage report. It appears with the removal of the existing detention pond, that the
drainage report and detention will need to incorporate Lot 1 and Lot 2.
6. The discharge point of the proposed detention pond should be to an established channel. It appears that
an established channel does not encroach this property. Direct discharge onto the adjacent property
would require an easement or agreement from the adjacent property owner.
7. Please submit a fire flow report, demonstrating the fire flow and hydrant requirement for this
development,using Table B105.1 and Table C105.1 of the International Fire Code.
8. Please illustrate all existing or proposed fire hydrant needed for this development.
9. Please provide engineers cost estimate for any proposed installation of public infrastructure.
10. Please illustrate sanitary sewer service line location, material type, slope, and flow line elevation if tying
into the existing manhole.
11. Please illustrate domestic water service line and material type.
12. Please illustrate the domestic and irrigation meter location and size. Meters should be located in an
easement and outside of TxDOT ROW. Irrigation meters should include back flow device.
13. Please verify that there are 2 parallel water mains located on the north side of SH 30.

FIRE
1. Buildings over 30 feet in height require fire access for an aerial apparatus, which requires a 26 foot fire
lane along one entire side of the building,between 15 and 30 feet from the building face.
2. Will this building be sprinklered? If so,you must provide a Fire Department Connection within 150 feet
of a hydrant and facing SH 30.
3. Show all hydrant locations.The building must be within 300 feet from the hydrants that will serve it.
4. Knox box will be required.
5. Current fire lanes do not meet turning radii for a ladder truck.Please revise.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. Developer provides temporary blanket easement for construction purposes.
2. Developer provides easements for electric infrastructure as installed for electric lines
3. Developer shall provide the following public utility easements.
a. 10'along the rear of the property
b. 10'along the west end of the property
c. 20'along the frontage
4. Developer to provide load data as soon as possible. Lead time for transformers is no less 24 weeks. This
information will expedite the ordering process and help in eliminating delays.
GENERAL ELECTRICAL COMMENTS

1. Developer installs conduit per city specs and design.
2. City will provide drawings for conduit installation.
3. Developer provides 30'of rigid or IMC conduit for riser poles. City installs riser.
4. Developer to intercept existing conduit at designated transformers and extend as required.
5. If conduit does not exist at designated transformer,developer to furnish and install conduit as shown
on electrical layout.
6. Developer pours transformer pad(s)per city specs and design.
7. Developer installs pull boxes per city specs and design.(pull boxes provided by the city).
8. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan email to
sweido@cstx.gov. Getting this information quickly will also help to eliminate delays in construction.
9. Service to the building will be underground.
10. There will be one point of service to the building. At this time based on the information we have it
will be located on the East end of the building. There will also be a tap box required for this service.
This will be furnished and installed by the developer.
