PLANNING
1. As per the City of College Station Subdivision Regulations, Section 8-M, Sidewalks, sidewalks
shall be required where ROW width exceeds sixty feet. If sidewalks are not to be constructed in
the TxDOT ROW, then a letter requesting a variance must be submitted, addressing the
following items, along with the$100 variance fee:
• That there are special circumstances or conditions affecting the land involved such that strict
application of the provisions of this chapter will deprive the applicant of the reasonable use
of his land;
• That the variance is necessary for the preservation and enjoyment of a substantial property
right of the applicant;
• That the granting of the variance will not be detrimental to the public health, safety, or
welfare, or injurious to other property in the area, or to the City in administering this
chapter;and
• That the granting of the variance will not have the effect of preventing the orderly
subdivision of other land in the area in accordance with the provisions of this chapter.
(repeat comment) If you will be seeking a variance with this plat, a letter addressing the above
items and the fee must be received by our offices before the plat will be scheduled for the
Planning and Zoning Commission.

ENGINEERING
1. Please submit TxDOT driveway permit.
2. Please submit temporary blanket easement application, as previously mentioned in the Electrical
Comments.
3. Please provide documentation to verify that the existing private drainage easement has been
abandoned or illustrate its existence on this Final Plat.
4. Remove"proposed" from 10-ft Public Utility Easement along eastern property line.

PLANNING
1. Provide paid tax certificates. This application is not considered complete without them and will
not be scheduled for the Planning and Zoning Commission until they have been provided.
2. Please correct the Certificate of Ownership and Dedication using the wording provided in the
current subdivision regulations.
3. Relocate the Notary Certificate so that a seal may be placed on the plat.
4. Please correct the Certificate of Surveyor using the wording provided in the current subdivision
regulations.
5. Provide Certificate for City Engineer as provided in the current subdivision regulations.
6. Correct Note 5 to read `Building setback lines are to be as per City of College Station Unified
Development Ordinance."
7. Our records show the Recorded Owner of this tract as "Brazos Super Trac, Inc" Please correct
this in the title block.
8. For the Carrara Parnership tract surrounding the property, please identify that they are both
unplatted lots.
9. For the Super"B" Subdivision,please identify the owner.
10. Please identify a Lot and Block number for the tract.

12. You will be required to continue the Joint Access Easement from the east through the entire
frontage of the property. If parking is to be located in the access easement, please identify it as a
parking and access easement.
13. The construction documents and reports are still under review and may affect the plat.

ENGINEERING COMMENTS
1. The proposed driveway entrance does not meet the required 350-ft separation distance. It
appears relocating the entrance to the western property line will meet the separation distance.
However, this is a TxDOT ROW and will require TxDOT approval/permit. The TxDOT
permit should be submitted thru our office.
NOTE: Any changes made to the plans,that have not been requested by the City of College Station,must be explained
in your next transmittal letter and"bubbled"on your plans.Any additional changes on these plans that have not
been pointed out to the City,will constitute a completely new review. 2
2. The plat should illustrate a joint access easement for the proposed driveway, as well as an access
easement along the SH 30 frontage from the existing to the proposed joint access easement.
3. It is our understanding that easements dedicated by separate instrument, must be abandoned by
separate instrument. Please provide documentation to verify that the existing private drainage
easement has been abandoned.
4. Since Lot 2 will be taking on the drainage and detention responsibilities of Lot 1, a new private
drainage easement should be dedicated from Lot 1 thru Lot 2, and include the location for the
proposed detention pond.
5. Please provide 10-ft PUE along SH 30.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. Developer provides temporary blanket easement for construction purposes.
2. Developer provides easements for electric infrastructure as installed for electric lines
3. Developer shall provide the following public utility easements.
1. 10'along the rear of the property
2. 10'along the west end of the property
3. 20'along the frontage
4. Developer to provide load data as soon as possible. Lead time for transformers is no less
than 24 weeks. This information will expedite the ordering process and help in eliminating
possible delays.
GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per city specs and design.
2. City will provide drawings for conduit installation.
3. Developer provides 30'of rigid or IMC conduit for riser poles. City installs riser.
4. Developer to intercept existing conduit at designated transformers and extend as required.
5. If conduit does not exist at designated transformer, developer to furnish and install conduit
as shown on electrical layout.
6. Developer pours transformer pad(s) per city specs and design.
7. Developer installs pull boxes per city specs and design. (pull boxes provided by the city).
8. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan email to
sweido(a,cstx.gov. Getting this information quickly will also help to eliminate delays in
construction.
9. Service to building will be underground.
