Please revise the landscape legend for the crepe myrtle to reflect that the caliper is 1.5-2"per cane. Phase 2 1. The following were my calculations for the landscaping a. Total points required 2550 (Currently you are subtracting 800 points from the landscaping, I am unsure as to why). This would result in a minimum of 1275 canopy points. b. I counted 39 Crepe Myrtles that were provided in Phase 2 construction, for 1560 points. c. I counted 70 Indian Hawthorns that were provided in Phase 2 construction, for 700 points. d. Total provided for Phase 2 is 3010 points. Overall,there are 5240 provided points. 2. 50%of point calculations for landscaping must be canopy trees. 3. Non-residential Architectural Standards have not been met for the facade. Please be aware that this will require additional review at the building permit stage for Phase 2. 4. Add inlet protection to drainage basin inlet grates in Phase 2. 2. Be aware that TxDOT has concerns with drainage flumes directly discharging in to their ROW. A TxDOT driveway permit is required for discharge into TxDOT ROW. This permit will need to be submitted and approved before Phase 2 construction can begin. 3. Verify that the discharge to TxDOT ROW from the drainage flume will enter the inlet grate and not flow over the sidewalk. 4. The 3'BC-BC width shown in the Flume Detail,does not match the width shown in Section A-A. Please provide all appropriate site civils.We could not complete a complete review of this project based on the information provided. Please be aware that additional comments will be made at the next round of reviews. 2. Please provide location map. 3. Please provide actual north arrow,not a plan north arrow. 4. Provide ownership and current zoning of parcel and all abutting parcels. 5. Provide the gross square footage of all buildings and structures and the proposed use of each. 6. Provide the height of all proposed buildings. 7. Clearly identify all building setbacks. 8. Building elevations,color samples,and materials list. 9. Identify any floodplain on the property or provide a note with the FEMA/FIRM Panel # which shows there is no floodplain. 10. Provide existing topography. 11. Show proposed grading. 12. Include all ROW widths. 13. Show and dimension all opposite and adjacent driveways. 14. Dimension the driveway throat depths and widths. 15. Provide curb and pavement detail in compliance with the City of College Station Site Design Guidelines http://www.cstx.gov/docs/site design standards.pdf 16. sidewalks? 17. Show area for bicycle parking, and provide bicycle parking detail in compliance with the City of College Station Site Design Guidelines. 18. All parking must be setback 10 feet from the right of way. 19. Show all existing and proposed easements. 20. Provide water and sanitary sewer legend. 21. Show fire lane and if any hydrants are needed. 22. Provide a general note that all roof and ground-mounted mechanical equipment shall be screened from view or isolated so as not to be visible from any public right-of-way or residential district within 150' of the subject lot,measured from a point five feet above grade. Such screening shall be coordinated with the building architecture and scale to maintain a unified appearance. Please provide landscaping plan with legend in compliance with Section 7.5 of the Unified Development Ordinance. 2. Provide a general note that 100% coverage of groundcover, decorative paving, decorative rock, or a perennial grass is required in parking lot islands, swales and drainage areas, the parking lot setback,rights- of-way,and adjacent property disturbed during construction. 3. Irrigation system must be protected by either a Pressure Vacuum Breaker, a Reduced Pressure Principle Back Flow Device,or a Double-Check Back Flow Device,and installed as per City Ordinance 2394. 4. All BackFlow devices must be installed and tested upon installation as per City Ordinance 2394. Based on the site plan,the driveway spacing along Manuel Drive between the driveway closest to Texas Avenue and Texas Avenue is unclear.Driveway spacings along Manuel Drive should meet or exceed the 175 foot driveway separation that is required for minor collectors.Please be aware that if needed to manage access,the city will construct a median along Manuel Drive,and this median will not allow left turns into or out of the driveway closest to Texas Avenue. Developer provides easements for electric infrastructure as installed for electric lines GENERAL ELECTRICAL COMMENTS 1. Developer installs conduit per city specs and design. 2. City will provide drawings for conduit installation. 3. Developer provides 30' of rigid or IMC conduit for riser poles. City installs riser. 4. Developer to intercept existing conduit at designated transformers and extend as required. 5. If conduit does not exist at designated transformer,developer to furnish and install conduit as shown on electrical layout. 6. Minimum driveway throat depth should be measured from the first point of conflict. It appears that on one of the driveways, there is only an island on one side, creating a point of conflict less that the required 25 feet. 3. Please show all curb and pavement details as shown in the CoCS Site Design Standards found at: http://www.cstx.gov/docs/site design standards.pdf 4. Parking setback is required to be a minimum of 10 feet from the ROW when parking is located in front of the building. It is my understanding that you will be requesting a variance to this requirement. Please be aware that a site plan cannot be approved until the ordinance is met or a variance granted. 5. Minimum landscaping points for a site is 80e.Additional streetscaping points should be added to the minimum 800 points. 6. The street frontage I am measuring for streetscaping points is well over 200 feet from the phase line on Manual Drive. Please show how you are getting 90 feet of frontage for the streetscaping calculation. 7. Colors Argos and Gray Matters are both on the approved list.The canopy color,however,it not. For buildings under 50,000 sf, accent colors (those colors not listed on the color palate) are limited to 15% of the facade. Please provide the percentage of the facade that is not an approved color,or use a color that is approved without limitation. 8. Provide tree barricade detail as shown in the CoCS Site Design Standards (referenced in Note 3). 9. Provide bicycle parking details as shown in the CoCS Site Design Standards 10. Metal may be used as a structural element, but it may not be visible. The posts holding up the canopies should be covered with an approved material. 11. It appears that the scale on the elevations is incorrect. The front elevation is required 2 elements for every section of up to 45 feet. The front elevation is 60 feet and would require 4 elements. Provide documentation that adjacent property owner is amenable to allowing discharge into their private storm system and construction on their property. 2. The CN value used seems low. Did you do a weighted average? 3. Provide inlet sizing and ponding location information. 4. For Copy Corner, the runoff for drainage area 202 was computed as undeveloped. I don't think you can just estimate the runoff by ratio of areas. 5. How did you determine discharge from parking lot? 6. Provide Erosion Control Plan. 7. Submit DP application and associated fee.
