Dunlap, et al by deed recorded in Volume 6231, Page 66, of the Official Records of Brazos County, Texas (O.R.B.C.) and being more particularly described as follows: COMMENCING: at the north corner of the said 41.16 acre tract in the center of Barron Road (County Road,now in College Station,formerly known as Wellborn-Rock Prairie Public Road); THENCE: S 44° 02' 45" W along the existing centerline of Barron Road for a distance of 144.39 feet to the POINT OF BEGINNING; THENCE:through the interior of the said 41.16 acre tract for the following seven(7)calls: 1) S 48° 00' 05" E for a distance of 454.62 feet to the Point of Curvature of a curve to the left, 2) 115.42' feet along the arc of said curve having a central angle of 19° 27' 01", a radius of 340.00 feet and a tangent of 58.27 feet to the Point of Tangency, 3) S 67° 27' 05" E for a distance of 99.95 feet to the Point of Curvature of a curve to the right, 4) 405.15 feet along the arc of said curve having a central angle of 38° 06' 30", a radius of 609.14 feet and a tangent of 210.39 feet to the Point of Tangency, 5) S 29° 23' 57" E for a distance of 176.60 feet, 6) 67.18 feet in a counter-clockwise direction along the arc of a curve having a central angle of 28° 08' 23", a radius of 136.79 feet and a tangent of 34.28 feet to the Point of Tangency and 7) N 44° 08' 53" E for a distance of 38.11 feet to the northeast line of said 41.16 acre tract; THENCE: S 46° 02' 08" E along said northeast line for a distance of 545.63 feet to the Point of Curvature of a curve to the right. Dunlap, et al by deed recorded in Volume 6231, Page 66, of the Official Records of Brazos County, Texas (O.R.B.C.) and being more particularly described as follows: BEGINNING: at the most southeasterly corner of the said 41.16 acre tract, said corner also being in the northerly right-of-way line of State Highway No. 40(width varies at this location); THENCE: along the northerly line of the said State Highway No. 40 for the following two(2)calls: 1) S 87° 26' 58" W for a distance of 145.15 feet and 2) N 89° 47' 15" W for a distance of 221.28 feet; THENCE: N 43° 57' 52" E leaving said State Highway No. 40 and through the interior of the said 41.16 acre tract for a distance of 258.34 feet for corner in the northeast line of the said 41.16 acre tract; THENCE: S 46° 02' 08" E along said line of the 41.16 acre tract for a distance of 259.73 feet to the POINT OF BEGINNING, containing 0.78 acres of land, more or less. Brown to Beverly J. Furrer, Patricia J. Vogel and Thomas L. Brown, Jr., as recorded in Volume 854, Page 57, of the Official Records of Brazos County (O.R.B.C.), Texas, and being also described as 158 acres in the deed from D. Brooks Cofer, Jr. and Don Dillon to Wayne A. Dunlap and Thomas L. Brown as recorded in Volume 283, Page 382, of the Deed Records of Brazos County (D.R.B.C.), Texas, and being the same land conveyed to BCS Development Company by Wayne A. Dunlap, et al by deed recorded in Volume 6231, Page 66, of the O.R.B.C., and said 41.16 acre tract being more particularly described as follows: BEGINNING: at the north corner of the beforementioned 158 acre tract in the center of Barron Road (County Road-now in College Station, formerly known as Wellborn-Rock Prairie Public Road); THENCE: S 46° 02' 08" E along the northeast line of the beforementioned 158 acre tract, at a distance of 26.2 feet, pass a crosstie fence corner in the southeast line of Barron Road, marking the west corner of the College Station Independent School District - 64.28 acre tract, Volume 3604, Page 243, (O.R.B.C.), continue on along the southwest line of the 64.28 acre tract, adjacent to a fence, at a distance of 1941.21 feet, pass a 1/2" iron rod found marking the south corner of the 64.28 acre tract, continue on, along the southwest line of the called 217.5 acre tract - Volume 2597, Page 186, (O.R.B.C.), at a distance of 2144 feet, cross Spring Creek, continue on for a total distance of 2438.69 feet to the north right-of-way line of State Highway No. 40, from which a 1/2" iron rod found (with cap) bears N 48° 46' 27" E -0.27 feet, and a crosstie fence corner marking the east corner of the 158 acre tract bears S 46° 02'08" E-983.71 feet; THENCE: through the interior of the beforementioned 158 acre tract, along the northerly and northeasterly right-of-way line of State Highway No. 40 for the following six(6)calls: 1) S 87° 26' 51" W for a distance of 145.02 feet to a concrete monument with brass disc found, 2) N 89° 47' 22" W for a distance of 517.44 feet to a concrete monument with brass disc found, 3) N 85° 47' 30" W for a distance of 240.64 feet to a concrete monument with brass disc found, 4) N 76° 55' 03" W for a distance of 478.52 feet to a concrete monument with brass disc found, 5) N 66° 38' 47" W for a distance of 475.48 feet to a concrete monument with brass disc found and 6) N 55° 16' 58" W for a distance of 532.93 feet to a 1/2" iron rod set, from which a concrete monument with brass disc found bears N 55° 16'58" W- 58.96 feet; THENCE: leaving said State Highway No. 40 and continuing through the interior of the before mentioned 158 acre tract for the following two(2)calls; 1) N 44° 02'45"E for a distance of 381.68 feet to a 1/2" iron rod set and 2) N 45° 57' 15" W at a distance of 374.55 feet, pass a 1/2" iron rod set in the apparent southeast line of Barron Road, continue on for a total distance of 400.00 feet to the center of the existing pavement of Barron Road; THENCE N 44° 02' 45" E along the existing center of the pavement of Barron Road, same being the northwest line of the beforementioned 158 acre tract, for a distance of 733.33 feet to the POINT OF BEGINNING,containing 41.16 acres of land, more or less, of within Barron Road.
