The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information for further staff review: One (1) revised site and landscaping plan. Easement Dedication Sheet and required documents. Please note that the Easement Dedication Sheet and necessary documents are required prior to the issuance of a building permit. If there are comments that you are not addressing with the revised site plan, please attach a letter explaining the details. Please note that additional comments may arise in future review after the Public Improvement in a Public ROW application is reviewed. 2. Please add the name,address,and telephone number of the engineer to the title block. 3. Update the date of submittal-it currently states March 2006. 4. The site plan must be scaled to an engineering scale. Please adjust the site plan accordingly. 5. Please identify the zoning of the subject property. 6. Please identify all existing streets and provide the ROW measurements. 7. Please provide all driveway throat length details for all curb cuts. 8. Please provide curb and pavement details according to the College Station Site Design Standards. 9. Show all proposed and existing sidewalks along all rights-of-way. 10. Please include the height measurements for all buildings. 11. Per Section 7.9.F of the UDO, a facility capable of storing a minimum of four bicycles is required for each non-residential building,including mixed-use buildings. 12. Please dimension all drive-aisles. 13. Please provide a dimension for the parking spaces. 14. Stripe the handicap accessible area. 15. In the parking analysis, please include the 1/250 parking ration used to calculate the required parking for future reference. 16. A 180 square foot landscaped island is required at the end of each parking row, and the island shall be entirely located on the property. Please verify that all end islands,including the island at the point of new construction,meet these requirements. 17. Please show and dimension all easements on the property. 18. Please show fire lanes on the subject property and fire hydrants adjacent to property. 19. Please add a note to the site plan that this will be serviced by curbside sanitation pick-up. 20. Please remove proposed sign locations or add a note to the site plan that all signs will be permitted separately. 21. Provide a general note that all roof and ground-mounted mechanical equipment shall be screened from view or isolated so as not to be visible from any public right-of-way or residential district within 150' of the subject lot, measured from a point five feet above grade. Please provide a landscape, irrigation, and buffer plan according to Section 7.5 Landscaping in the Unified Development Ordinance. 2. Provide a general note that 100% coverage of groundcover, decorative paving, decorative rock, or a perennial grass is required in parking lot islands, swales and drainage areas, the parking lot setback,rights-of-way,and adjacent property disturbed during construction. Irrigation system must be protected by either a Pressure Vacuum Breaker, a Reduced Pressure Principle Back Flow Device, or a Double-Check Back Flow Device, and installed as per City Ordinance 2394. TxDOT does not want another direct concentrated discharge point over the sidewalk and into University Drive. How are you planning to discharge into University? 2. Show all easements,existing and proposed. Is the transformer in a PUE? 3. Show services to buildings. 4. Water meters shall be located in ROW or PUE. 5. You show a detail for Erosion Control Barrier,but do not delineate placement on Grading Plan. If the Erosion Control is to be shown on the Grading Plan, please re-title the sheet to Grading and Erosion Control Plan. 6. Minimum curb return radius is 25'. Refer to BCS Unified Design Guidelines,Specifications and Details for commercial driveway design requirements. 7. Provide existing contours/grades. Include adjacent property lines. 8. Developer provides temporary blanket easement for construction purposes. 2. Developer provides easements for electric infrastructure as installed for electric lines (including street lights). 3. Contact Gilbert Martinez at 764-6255 to coordinate details of electrical design. GENERAL ELECTRICAL COMMENTS 1. Developer installs conduit per city specs and design. 2. City will provide drawings for conduit installation. 3. Developer provides 30'of rigid or IMC conduit for riser poles. City installs riser. 4. Developer to intercept existing conduit at designated transformers and extend as required. 5. If conduit does not exist at designated transformer,developer to furnish and install conduit as shown on electrical layout. 6. Developer pours transformer pad(s) per city specs and design. 7. Developer installs pull boxes as per city specs and design.(pull boxes provided by the city). 8. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan email to gmartinez(akstx.gov 9. Developer provides load data for project. 10.
