MEMORANDUM

SUBJECT: NORTH FOREST (FP) - Final Plat
Staff reviewed the above-mentioned final plat as requested. The following page is a list of staff
review comments detailing items that need to be addressed. If all comments have been addressed and
the following information submitted by Monday June 19th by 10:00 a.m., your project will be placed
on the next available Planning and Zoning Commission meeting scheduled for July 6th at 7:00 p.m.
in the City Hall Council Chambers, 1101 Texas Avenue.
Two (2) 24"x36" copies of the revised final plat;
Fifteen (15) 11"x17" copies of the revised final plat;
One (1) Mylar original of the revised final plat;and
One (1) copy of the digital file of the final plat on diskette or e-mail to
sgriffin@cstx.gov and awelsh@cstx.gov.
Upon receipt of the required documents for the Planning & Zoning meeting, your project
will be considered formally filed with the City of College Station. Please address the
following comments and resubmit the following information by Monday June 19th by
10:00 a.m., your project will be placed on the next available Planning and Zoning
Commission meeting scheduled for July 6th at 7:00 p.m. in the City Hall Council
Chambers, 1101 Texas Avenue. Once your item has been scheduled for the P&Z
meeting, the agenda and staff report can be accessed at the following web site on
Monday the week of the P&Z meeting.

in your next transmittal letter and"bubbled"on your plans.Any additional changes on these plans that have not
been pointed out to the City,will constitute a completely new review. 1

PLANNING
1. The construction documents and reports are still under review and may affect the plat.

ENGINEERING COMMENTS NO. 1
1. There is a 15-ft PUE between Lot 1D and Lot 1E that was labeled on the
Preliminary Plat but is not labeled on the Final Plat. However the easement does
appear to be illustrated on the Final Plat as a 20-ft PUE.
2. There also appears to be additional easement being dedicated between Lot 1D
and Lot 1 E that is not being labeled on the Final Plat.
3. There appears to be additional easement being dedicated on Lot 1E that is not
being labeled on the Final Plat
4. Please add a note explaining the private drainage easements, drainage facilities,
etc. are to be maintained by the POA.
5. Please add a note explaining the access easements, common areas, etc. are to
be maintained by the POA.

GENERAL ELECTRICAL COMMENTS
1. Developer provides easements for electric infrastructure as installed for electric lines
(including street lights).
2. Developer installs conduit per city specs and design.
3. City will provide drawings for conduit installation.
4. Developer provides 30' of rigid or IMC conduit for riser poles. City installs riser.
5. Developer pours transformer pad(s) per city specs and design.
6. Developer installs pull boxes as per city specs and design.(pull boxes provided by the city).
7. Developer provides load data for project.
