My proposal centers on the property located at 106 College Main in the Northgate area.
We would like to turn this property into a bar/lounge, Currently, this property is a retail
shop/manufacturer. Holick's is a two-story building of approximately 2900 sq. ft. I plan
on making numerous renovations and the end result being a bar both downstairs and
upstairs and the same for restrooms.
This being my first project like this 1 am asking for help in the following areas:
I would like to know what permits 1 will need.
What will be required of me?
About a fire escape(Holick's not having one at the moment)
Before I start doing anything, is it possible for a city inspector to walk through with me.
i.e. areas of concern on a city inspector's behalf. If there are any areas of a concern,
could a vendor be recommended?
Last, but not least if I am going about this in the wrong way, if you could please point me
in the right direction, it would be greatly appreciated.

Dear Mr. Sweiden:
We have completed our review of your proposed changes to 106 College Main and are
denying the request based on the following:
• The subject property is a medium priority inF e Northgate Historic Resources
Survey and must meet the following standar which are outlines in the Unified
Development Ordinance Section 5.6.8.3, uilding Design Considerations for
Historic Properties:
"The historic character of a roper will be retained and preserved. Distinctive
materials or features and sp tial - ationships that characterize a property shall
not be removed or altered."
The removal of the recessed entry and the display windows would remove the spatial
relationship that makes this storefront a unique property that the City wishes to
preserve.
• Additionally, any new signs must be in compliance with Section 5.6 of the Unified
Development Ordinance which does not allow signs to block any architectural detail
of the building. This includes the canopy. The new sign is also permitted by a
separate permit and have not been approved
I would be happy to review any revised proposal that you feel meets the standards of the
Unified Development Ordinance, however, the alterations of the symmetry of the building
will not be approved by the staff. A waiver process is available through the Design Review
Board if the proposal generally conforms to the standards, and preserves the historical
appearance and architectural character of the building. If you have any questions, please give
