PLANNING
1. Since the preliminary plat was approved, additional information has been obtained,
necessitating that the following be obtained prior to site plan. Repeat of Previous
Comment: The common driveway locations as shown on the Preliminary Plat between
Lots 1&2 and 2&3 of Block 4 are acceptable. Provide the joint access and cross access
easements for Lots 1, 2, and 3 of Block 4, also stubbing into Block 4, Lot 4 and the other
unplatted property to the west of Lot 1.
2. The construction documents and reports are still under review and may affect the plat.

ENGINEERING COMMENTS NO. 2
1. Provide drainage easements to facilitate conveyance of storm water runoff from Lots 1
and 2 through Lot 4 to Graham Road. (Part of this will be an off-site drainage easement.
It makes since to dedicate this now while under common ownership. If public drainage
easement, future improvements will need to be to City standards. If private, add note to
plat to designate party(ies) responsible for maintenance.)

Subject: Belmont Place, Sec 3 FP still bumped
FYI, with his email this afternoon, Mike McClure was looking to get some preliminary OK for the plat
revisions. He still needs approval from the various parties and is seeking to make the April 19th P&Z
agenda (not the 5th).

PS - Alan and Carol, he mentioned that the drainage may end up going to the creek west of TexCon and
would be handled privately. He said they were already talking to them about that possibility.
