Water required for plat: Each to is required to have access to a public
water main.
Water Service: The subject property will have access to a public water
main that is proposed to be extended along with Whispering Creek
Court.
Sewer required for plat: Each lot is required to have access to a public
sanitary sewer main.
Sewer Service: The subject property has access to a public sanitary
sewer main that exists adjacent to Whispering Creek Court.
Street(s) required for plat: The extension of Whispering Creek Court.
Streets/Access: The subject property will take access off Heath Drive
and Whispering Creek Court both residential streets. The property will
also be required to construct a pedestrian access way back to Arrington
Road.
Off-site Easements required for plat: none known at this time
Drainage/Flood Plain: The subject property is located in the Spring
Creek Drainage Basin. The subject property is encroached by the 100-
yr Floodplain per FEMA FIRM Panels 201-D and 205-D. However,
construction was approved by the CoCS in December of 2000, which
was to remove the lots that are proposed to be platted by this phase of
Spring Creek Town Homes. It is our understanding that these changes
are proposed to be formalized through a LOMR, which is currently under
way.

Impact Fees: The subject property is located within the Spring Creek
Sanitary Sewer Impact Fee Area, $349.55/LUE

a. Please illustrate the limits of the recent fill done on or around this site, as well as
model to show how Section 5.G.4 of the Drainage Guidelines is being satisfied.
b. Please explain the hydraulic jump that is occurring at River Sta. 1309, and
explain how Chapter Vll.B.3 of the Drainage Guidelines are being satisfied.
c. Please illustrate the appropriate channel lining as some of the velocities are high.

1. Developer provides easements for electric infrastructure as installed for electric lines (including
street lights).
GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per city specs and design.
2. City will provide drawings for conduit installation.
3. Developer to intercept existing conduit at designated transformers and extend as required.
4. If conduit does not exist at designated transformer,developer to furnish and install conduit as
shown on electrical layout.
5. Developer installs pull boxes& secondary pedestals as per city specs and design.(pull boxes&
secondary pedestals provided by the city).
6. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan email to
gmartineze,cstx.gov
7. Developer provides load data for project.
