We are working with the surveyor on the metes and bounds of this property, and it will be addressed at the Final Plat stage. 2. A variance is being requested with this resubmission. A revised Preliminary Plat application is being submitted, as well as the $100 Variance Request Fee. 3. The boundary for Phase 1 has been adjusted to have only 30 lots, so that secondary access will not be required. 4. Note 8 has been added to address the common area ownership. Engineering: 1. Lines have been labeled in Common Area No. 3. 2. Most manholes are not under the pavement. Due to the street configuration, it is not practical to move the 2 remaining manholes located under the pavement. ' _ - . ._ _ a. - been corrected. 4. We are acquiring the documentation for first rights. If these rights cannot be provided, the PUE's will be moved onto adjacent lots at the Final Plat stage. 5. Information noted. Fire: 1. Electrical: This property has a temporary blanket easement. a STAFF REVIEW COMMENTS NO. 1 Project: CASTLEGATE SEC 7 (PP)-06-00500106 PLANNING: 1. The metes and bounds provided do not close(to approx. 1.65'). 2. The maximum block length for single family residential is 1200'. For blocks over 800' the Planning & Zoning Commission may require pedestrian access ways to help provide connectivity. If you cannot meet this requirement, a variance request (and the required fee) will need to be submitted in writing. 3. Secondary access is required with the development of Phase 1 (30+ dwelling units). 4. Please add a general note related to the ownership and maintenance of the HOA common areas. The PUE at the of Lots 15-24 measures 10' on either side of rear lot line, but is denoted 20' on one side. 4. Show existing pipe line and communication easements. It appears that you are dedicating PUE on top of existing these existing easements. Provide appropriate documentation showing our PUE will have first rights. 5. Provide product and pressure information on pipeline. 6. Water, sanitary sewer, and drainage reports will be required at time of Final Plat. Reviewed by: Carol Cotter Date: May 15, 2006 FIRE: 1. Developer provides temporary blanket easement for construction purposes. 2. Developer provides easements for electric infrastructure as installed for electric lines (including street lights). 3. Developer needs to inform the College Station Utilities Electric Division of any changes or amendments to the plat due to an approximate 6 month lead time on transformers. GENERAL ELECTRIC COMMENTS: 1. Developer installs conduit per city specs and design. 2. City will provide drawings for conduit installation. 3. Developer provides 30' of rigid or IMC conduit for riser poles. City installs riser. 4. Developer to intercept existing conduit at designated transformers and extend as required. 5. If conduit does not exist at designated transformer, developer to furnish and install conduit as shown on electrical layout. 6. Developer pours transformer pad(s) per city specs and design. 7. Developer installs pull boxes &secondary pedestals as per city specs and design.(pull boxes &secondary pedestals provided by the city). 8. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan email to bread a(�cstx.gov 9. Developer provides load data for project. 10.
