SUBJECT: GREAT OAKS (MP)
Staff reviewed the above-mentioned master plan as requested. The following page is a list of staff review
comments detailing items that need to be addressed. If all comments have been addressed and the following
information submitted by Monday, May 29, 10:00 a.m., your project will be placed on the next available
Planning and Zoning Commission meeting scheduled for June 15, 7:00 p.m. in the City Hall Council
Chambers, 1101 Texas Avenue.
Two (2) 24"x 36"copies of the revised master plan;
Fifteen (15) 11"x 17"copies of the revised master plan;
One (1) Mylar original of the revised master plan;and
One (1) copy of the digital file of the master plan on diskette or e-mail to sgriffin@cstx.gov
and awelsh@cstx.gov;and
Upon receipt of the required documents for the Planning& Zoning meeting, your project will be considered
formally filed with the City of College Station. Please note that if all comments have not been addressed,your
project will be pulled from the scheduled Planning & Zoning Commission agenda. Your project may be
placed on a future agenda once all the revisions have been made and the appropriate fees paid. Once your
item has been scheduled for the P&Z meeting, the agenda and staff report can be accessed at the
following web site on Monday the week of the P&Z meeting.

BTU's requirements for Great Oaks Subdivision are as follows:
• Need to show a note granting a 20' electric easement centered on all interior lot lines.
• Need to show a note granting a 20' easement along outer perimeter of development. A 16'
easement along all public ROW is sufficient.
• Need to show a note using the following language granting a "5' wide easement for anchors and
guy wires necessary to help support overhead utility lines. Easement will extend 20' beyond any
utility easement."
• All existing electrical lines need to be shown. Also show the volume and page number of any
electric line easements.
• Please call BTU Line Design at 821-5770 at least 120 days before power is needed to begin the
process for providing power to the area.
• The electrical service for this subdivision will be front lot construction.
• Please ask the developer to let us know if they want overhead or underground construction
within the subdivision.

RE: Great Oaks Subdivision
Master Plan Resubmittal
Dear Ms. Hartl:
Attached please find two (2) 24" X 36" copies, fifteen (15) 11" X 17" copies and one (1) mylar
original of the Great Oaks Subdivision Master Plan revised per staff review comments dated 5/19/2006.
I have the following responses to the PLANNING/ENGINEERING numbered comments:
1. Because a Master Plan is intended to be a conceptual, informal map, please remove all
proposed lot lines,right-of-way widths,and infrastructure.
This has been revised
2. Staff will require that a street extend to the property to the east to break the block length. If this
is not your intent,a variance will be required at the time of preliminary plat.
The owner does not wish to extend the street and will request a variance with the submittal
of the preliminary plat.
3. Please remove "Las Palomas Subdivision" and the lost lines as the final plat has not been
approved.
This has been revised
Please note one other revision made to the master plan: At the request of the owner Phase 2
has been split into additional phases.
