It appears that the new parking ends with just a curb and not an end island. Please adjust accordingly. Please make sure that all other pages in the set of construction, grading, erosion control, site and landscape plans match the new site layout at the rear of the proposed buildings where additional parking is being proposed as well as the phase lines. 2. Please make sure all dumpster enclosures are a minimum of 12'x12' and screened with a masonry wall with gates. If bollards are being proposed in side of the enclosures please make sure that the bollards are at least 12'x12' apart as well. 3. Please provide a dumpster detail with dimensions. 4. As previously requested, please provide a note on the site plan stating weather or not the subject property is located within the 100-year flood plain or not referencing FEMA/FIRM map number. Appropriate thrust blocking is required on fire suppression lines, especially with the 90° bends that are proposed in the 6" lines. Are the 6" lines necessary for the fire suppression? If you are planning to reduce down at the building anyway, you could reduce down after the isolation valve. 3. PVC fire suppression lines shall be C-909. 4. Structural backfill is required on fire suppression lines under pavement. 5. Show water meter locations. They must be located within a PUE. 6. Did not receive the updated drainage report requested with the previous comments. Provide a general note that all roof and ground-mounted mechanical equipment shall be screened from view or isolated so as not to be visible from any public right-of-way or residential district within 150' of the subject lot, measured from a point five feet above grade. i. Suchscreening shall be coordinated with the building architecture and scale to maintain a unified appearance. It appears that the 28 parking spaces that are dedicated to Wings & More restaurant are being counted as part of the required parking for this development...? The 28 spaces dedicated toward Wings & More cannot be counted for this development. . Please provide a phase on the site plan 20-feet beyond the proposed construction limits. 4. Please show phase line for Phase III. Please note on the site plan weather or not the subject property is located within the 100-year flood plain or not referencing FEMA/FIRM map number. ✓ Show fire lanes as existing. Please identify existing and proposed fire hydrants. LANDSCAPING/STREETSCAPING/BUFFER 4. Provide a general note that 100% coverage of groundcover, decorative paving, decorative rock, or a perennial grass is required in parking lot islands, swales and drainage areas, the parking lot setback, rights-of-way, and adjacent property disturbed during construction. Irrigation system must be protected by either a Pressure Vacuum Breaker, a Reduced Pressure Principle Back Flow Device, or a Double-Check Back Flow Device, and installed as per City Ordinance 2394. 2. All Back Flow devices must be installed and tested upon installation as per City Ordinance 2394. ENGINEERING COMMENTS NO. 1 1. Show existing infrastructure as existing and not proposed. 2. Per recent ordinance, the fire suppression lines are now private and do not require a PUE nor plan and profile. However, the design, construction and installation of the fire suppression line shall be in compliance with all applicable City Codes and the BCS Unified Design Guidelines, Specifications and Details (to public standards). 3. On the fire suppression line, an isolation valve is required just inside the PUE. Also note on the plans that fire suppression lines shall have a lockable lid on the isolation valve. The lockable lid shall, at a minimum supply protection as the AMP or USA, LL562 Locking Lid. Alternate lockable lids shall be approved by College Station Utilities Director or his designee. 4. Provide an updated drainage report and plan sheet for the added storm sewer constructed with Phase I. P. ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION 1. Developer provides temporary blanket easement for construction purposes. 2. Developer provides easements for electric infrastructure as installed for electric lines GENERAL ELECTRICAL COMMENTS 1. Developer installs conduit per city specs and design. 2. City will provide drawings for conduit installation. 3. Developer provides 30' of rigid or IMC conduit for riser poles. City installs riser. 4. Developer to intercept existing conduit at designated transformers and extend as required. 5. If conduit does not exist at designated transformer, developer to furnish and install conduit as shown on electrical layout. 6. Developer pours transformer pad(s) per city specs and design. 7. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan email to sweidocstx.qov 8. Developer provides load data for project. 9.
