Harvey Hillsides was originally developed as a residential subdivision outside the city limits. As the city has grown, so has the traffic and commercial development along Harvey Road. These conditions suggest that the property would best be used as commercial property rather than residential. 2.) Indicate whether or not this zone change is in accordance with the Comprehensive Plan. If it is not, explain why the Plan is incorrect. It is my understanding that the comprehensive plan calls for a PUD for the subject property, including Lots 30, 32, & 33. Lot 30 is currently a single family dwelling. We contacted the owners of Lot 30 and they are not interested in re-zoning their lot. I have also contacted the owner of Lot 32 & 33 and he is also not interested in re-zoning at this time. Based on recent commercial development and traffic along Harvey Road, it seems the right time to move forward with re-zoning for development of the property. 3.) List any other reasons to support this zone change. I have consulted with members of the Harvey Hillsides architectural control committee and based on our initial discussions, they would support the conversion of the property to office use. The proposed use would be consistent with the continued growth along Harvey Road. The applicant has prepared this application and supporting information and certifies that the facts stated herein and exhibits attached hereto are true and correct.
