Dear Josh:
Please find attached the following information for the above referenced project:
1. Staff Review Comments No.2 checklist;
2. 1 complete set of Construction Drawings;
3. 1 copy of the Civil Site Plan sheets(C1.1A and C1.1B);
4. 1 copy of the Landscaping Plan sheets(C 1.7A and C1.713);
5. 3 copies of the TxDOT Driveway Permit;
6. 1 Easement Dedication packet for dedication of the proposed Public Utility Easements
required for the construction of proposed water and sewer lines;
Revisions to the Construction Drawings that have been made, outside of those requested by
CoCS staff,are generalized as follows:
1. Relocation of the NW driveway entrance so that the existing "middle" driveway can
remain and TxDOT driveway spacing can be met. A Private Joint Access Easement is in
the process of being filed. A filed copy will be provided ASAP;
2. Delineation of some parking as an "Add-Alternate" construction. Where relevant,
planning items have been illustrated to show that the "Base Bid" and "Add-Alternate"
parking scenarios will meet UDO requirements (i.e. parking count, interior island space,
etc...). Grading and drainage systems have been adjusted to accommodate both
construction scenarios;
3. Extension of the public sanitary sewer to include a portion of sewer plumbing that was
previously designed as private;
Below are responses to your Staff Review Comments No. 2,dated June 5,2006.
PLANNING:
1. This comment was negated with the resolution of a private joint access easement and
driveway that was equally common with CUMC and the north property owner;

2. As discussed with Lindsey Boyer, the connectivity of the east and west parking lots,
either side of the circular drive, will be addressed at a future time with the construction
of the Pebble Creek Parkway;
3. Revised as requested;
4. N/A since the middle driveway entrance will remain in place as is;
ENGINEERING: ion line and
1. A new fitting configuration is proposed with the revisions to the fire suppress
system;
2. Additional gate valve added at Sta. 16+68.97(see sheet C2.2);
3. Detention facility and outlet structure have been modified so that the Post Q is less than
the Pre Q(see Supplemental Drainage Letter);
4. Drainage Area Maps X and P have been revised to include a legend (see Supplemental
Drainage Letter);
5. The fire suppression line has been modified per our phone conversations to be a private
line, tied to the public system, with an isolation valve at that connection (see sheet
C1.5A);

Dear Trey:
Please find attached one complete set of construction plans, and additional revised data, for the
above referenced project and one copy of the revised Site Plan sheets and Landscape Plan sheets.
Below are responses to your Staff Review Comments No. 1, dated May 4, 2006, and additional
comments from the General Contractor (Fretz Construction) and the Architect (Turner Partner
Architecture). Revisions to these construction drawings are outlined per sheet and the associated
"Staff Comment"number is identified.
GENERAL REVISIONS:
1. Planning Note #5—Address has been added to the title block of all sheets;
2. Engineering Note #5 —Please find attached the revised Drainage Report. Drainage Area
Maps have been revised to properly illustrate drainage area"X", "P 1", and"P2";
C1.0A& C1.0B—General Construction Notes:
1. Revision of Demolition Note 13(B) to clarify abandonment procedures of existing water
line;
2. Addition of Demolition Note 15 - 17 to clarify abandonment procedures of existing water
line;
3. Addition of Paving Note (A)(13). Coordination note for construction of the building pad
fill extends under the rear parking area;
4. Planning Note #4—A"Key Map"has been added. Sheet Cl.0A along with sheets C 1.2A
and C1.2B will constitute as the Site Plan sheets;
5. Planning Note #11 —FYI: See Site Note#3;
C1.1A& C1.1B—Existing Site,Demolition,& Erosion Control Plan:
1. Corrected demolition note reference to relocation of existing gas meter;

2. Add "Tree Protection Barricading Fence" for existing trees to be preserved near
construction limits where applicable;
3. Adjusted erosion control measures and demolition notes for removal of existing"middle"
driveway entrance;
4. Added addition sideslope erosion control blanket to cover the all interior embankments of
the proposed detention facility;
5. Engineering Note #4 — FYI: Please find attached a reduced drawing that illustrates the
relationship of the proposed building with the existing public utility easement to be
abandoned;
C1.2A& C1.2B—Civil Site Plan:
1. Planning Note #1 — The existing "middle" driveway entrance is proposed to be
demolished and removed. Therefore, TxDOT access point entrance distances are met.
CUMC is in the process of filing a Private Joint Access Easement for the adjacent
property owner's use of this proposed driveway entrance. Once complete, a filed copy
will be provided. Please find attached the revised TxDOT Driveway Permit for this
proposed entrance;
2. Planning Note #2 — FYI: Sheet C1.0A should be considered a part of the "Site Plan".
The"Site Plan"will be comprised of sheets C 1.0A, C1.2A, and C1.2B;
3. Planning Note #6—Curb & Gutter detail has been added to sheet C1.2B. FYI: All curb
and pavement details are contained on Sheet C3.3;
4. Planning Note #7—FYI: All shaded areas are H/C sidewalk ramps for the adjacent H/C
parking areas;
5. Planning Note #8—Interior parking island requirements are noted on the drawings along
with square-footage, exceeding the required amount, for all applicable interior islands;
6. Planning Note #9—The proposed P.U.E., located on Sheet C1.2B,has been labeled along
with additional proposed P.U.E.that is needed for the water line looping;
7. Planning Note #10—Symbol/Line Legend has been added to Site Plan sheets;
8. Engineering Note #2—The fire lane adjacent to the proposed building has been revised to
be 27' wide(B.O.C.to B.O.C.)or 26' wide (F.O.C.to F.O.C.);
C1.3A& C1.3B—Grading Plan:
1. Additional grading information for re-grading of demolished "middle driveway" and new
parking in this area;
2. Engineering Note #6 — Please find attached the revised Drainage Report. FYI: The
detention pond has been increased in size to have a higher volume capacity. Therefore,
the discharge rate from the detention facility will not exceed pre-development flows;
C1.4A& C1.4B—Drainage Plan:
1. Revised roof drain line sizes at varies locations;
C1.5A& C1.5B—Private Utility Plan:
1. Added replacement and extension of existing fire hydrant near the former "middle"
driveway entrance so that fire hydrant is in an acceptable proximity to the fire lane;
2. Added 4"private sanitary sewer line to the west side and rear of the building for 2" stub-
out from choir rooms;

looping of the water line all previously proposed 12"was reduced to 8" in size;

details;
2. Restrictor size at outlet of detention facility was reduced to be 42" in diameter;

1. Deleted seal coat note on H.M.A.C. Pavement detail;
C3.4-Miscellaneous Details: (No changes)

C3.6-Landscape Notes & Details:
1. New construction sheet added containing Landscape and Irrigation Notes and landscape
details that were once on sheet C1.7B;

1. Christ United Methodist Church (Site Plan) (SH 6) - Access driveways to the SH 6
EFR must meetTxDOT's current
"Regulations for Access Driveways to State Highways".
Regulations are primarily based on posted speed limits and
distances between proposed & adjacent access points.
Where posted speed limits are 50 MPH or greater the
required spacing between access points is 425'.
Proposed north access drive will not meet requirements.
Shared access with the north adjacent property would be
an option, but the proposed driveway would have to be
shifted approximately 65' north with shared access to
the Church's property. This would also appear to meet
the access spacing requirements to the existing driveway
on the north adjacent property/
Appropriate data will be required for any future
permits @ this site.
