(FYI)This item will go the Planning and Zoning Meeting as a supporting document. 3. Please revise preliminary plat to reflect the most resent changes to the construction documents and final plat. 4. Please be aware that this is under the same project/case number as the original preliminary plat (just being revised), however this will be the third review. Please dedicate an additional 10-ft of ROW for North Forest Parkway. 2. Please provide easement or agreement for off-site storm discharge, this will be a condition of the preliminary plat. 3. The off-site discharge point should be thru the high bank and appropriate erosion control measures should be taken, this will be a condition of the preliminary plat. 4. The following steps should be taken to abandon/relocate the existing public utility easement (sanitary sewer easement): a. Revise preliminary plat to show existing easement to be abandoned. b. Submit easement abandonment application with private utility signatures. c. Submit temporary blanket easement. d. Submit development permit application, fees, construction documents, and associated reports. e. Also, submit final plat application, fees, and associated requirements. f. Upon approval of the construction documents and reports, a development permit may be issued. g. Upon verbal acceptance of sanitary sewer re-location by CoCS engineering inspector, the abandonment is forwarded to council. h. One of the metes and bounds calls is missing along the northern property line. 2. Remove current / proposed zoning references. This parcel was rezoned from A-O to R- 1 in February 2006. Indicate existing zoning is R-1 Single-family Residential. Indicate correct zoning boundaries. 3. The application indicates N/A for Parkland Development. Once the Parks and Recreation Board has determined compliance,the plats may proceed to the Planning & Zoning Commission.Contact Pam Springfield at 4. Sanitation is Ok with this project. 5. Sidewalks must continue along at least one side of the street. Existing sidewalks shown along North Forest and Lauren Drive. 6. Per the Subdivision Regulations Sec. 8-K, "In general, an arrangement placing lots at right angles to each other shall be avoided (Lots 11 & 12,Block 2 are right angle to Lot 10 and Lots 13 & 14 in the adjacent North Forest Subdivision. 7.
