SUBJECT: O'BANNONS PATIO (SP) - Site Plan
Staff reviewed the above-mentioned site plan as requested. The following page is a list of staff
review comments detailing items that need to be addressed. Please address the comments and
submit the following information for further staff review:
Cover memo providing written responses to all of staff's comments (identify the
specific page that each comment was addressed on or the reason for not
addressing the comment);
Property owner/title information as detailed in the comments;
Twelve (12) revised site plans.

STAFF REVIEW COMMENTS NO. 1
Project: O'BANNONS PATIO (SP)— 07-00500294
PLANNING
1. Using property information obtained from the Brazos County Appraisal District, the
ownership of the where the deck was originally built and proposed to be expanded is
unclear. It appears that the area of land in which it is located (that also has access from
Patricia Street) serves as an alley to the neighboring businesses. Please provide title
information and any other applicable information that provides certainty that the area in
question may be utilized by the subject property and have structures placed within it.
2. If the ownership question is satisfied, please provide the site plan on a 24" by 36"
dimensioned/scaled sheet and include all of the legend and other information listed on the
site plan checklist attached to the application.
3. Please note that additional information and further review and comments regarding the
applicability of the standards within the Unified Development Ordinance and the Northgate
Design District will occur once the above-mentioned documents and documentation have
been submitted.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. The National Electric Safety Code (NESC) requires that there be a minimum clearance (12'
over pedestrian spaces and 16' over parking lots) with our overhead service wire. If these
clearances are not met with the new deck surface all costs for relocation of these service
lines falls on the developer, including the cost of materials and labor for College Station
Utilities Electric Department.
GENERAL ELECTRICAL COMMENTS
1. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan. Email to
bread@cstx.gov.
2. Developer provides changes in electrical load data for project.
