PLANNING
1. Please provide date submitted in the title block(April 2006).
2. Please provide a primary control point.
3. Please explain the two floodplain notes. One states that it is located in the 100- year floodplain and the
other note states that it is not in the 100-year floodplain.
4. Temporary turnarounds will be required at the end of Appomattox Drive adjacent to Lot 1 Block 7 and
the end of the street stubbed out between Lot 6 Block 10 and Lot 2 Block 9. Both of these streets are
more than 100- feet, thus a turnaround is required. The west end of Grand Oaks Drive will need a
turnaround as well.
5. Please depict the right-of-way width that is being dedicated along the east end of North Forest Parkway.
6. Right-of-way width required for North Forest is 80-feet. Right-of-way width required for Raintree and
Appomattox Drive is 70-feet.
7. Is there a pipeline in the existing Aquila pipeline and what is it carrying?
8. Block 9,Lot 1 will have a front setback required facing the unnamed stub out street.
9. Label streets off Grand Oaks Dr.
10. Reserve tracts are not allowed. Please show this as a lot.
11. Please label the sidewalks.
12. Per the Subdivision Regulations Section 8-M Sidewalks Appomattox and Raintree Drive will be required
to have sidewalks on both sides of the streets. Forest Oaks and Grand Oaks will be required to have
sidewalks on one side of the street. The two unnamed streets that are stubbed out will be required to
have side walks on one side as well. Grand Oaks Cove will also need a sidewalk on one side of the street
to provide pedestrian access.

1. Per staff review comments #1, comment #5, "Please depict the right-of-way width to
be dedicated on the east end of North Forest Parkway. Although this was noted in
your cover letter it still is not depicted on the plat. Currently the plat is showing the 5-
foot dedication on the west end of North Forest Parkway but the east end still does
not show a proposed right-of-way width dedication of 35-feet. Please identify the 35-
feet right-of-way just like the 5-feet is being shown on the west end. (35' R.O.W.
Dedication).

ENGINEERING
(FYI) The following four items will be conditions on the Preliminary Plat being
approved.
1. For the final plat, please submit the flood study used to determine the "Limits of
100-yr Floodplain".
2. Please provide easement or agreement allowing for the off-site storm discharge,
as well as the increase in storm runoff. This easement or agreement is the only
way to avoid detention.
3. If detention is used for this site, the discharge from the detention pond must be
less than or equal to that of existing conditions, otherwise an off-site easement or
agreement would be required for the discharge.
4. Please clarify and provide the supporting documentation to justify that the
abandoned oil/gas field site has been properly abandoned.

ELECTRICAL
1. Developer installs conduit per city specs and design.
2. City will provide drawings for conduit installation.
3. Developer provides 30'of rigid or IMC conduit for riser poles. City installs riser.
4. Developer to intercept existing conduit at designated transformers and extend as
required.
5. If conduit does not exist at designated transformer,developer to furnish and install
conduit as shown on electrical layout.
6. Developer pours transformer pad(s) per city specs and design.
7. Developer installs pull boxes&secondary pedestals as per city specs and design.(pull
boxes&secondary pedestals provided by the city).
8. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan
email to bread@cstx.gov_ .
9. Developer provides load data for project.
10. Developer provides temporary blanket easement for construction purposes.
11. Developer provides easements for electric infrastructure as installed for electric lines
(including street lights).
12. Due to an approximate 6 to 9 month lead time for transformers,any changes to the site
plan and/or plat needs to be submitted as quickly as possible.
