SUPPORTING INFORMATION 1) List the changed or changing conditions in the area or in the City which make this zone change necessary: Phase 2 of mini-storage development has occurred and property is under new ownership. 2) Indicate whether or not this zone change is in accordance with the Comprehensive Plan. If it is not, explain why the Plan is incorrect: This change is a minor change to an existing PDD. 3) List any other reasons to support this zone change: Abutting property owners were advised of the proposal and are supportive since the new owner has installed a fence and with the conditions stated below. Mr. Norris and Mr. Willis reviewed plans at a meeting at the storage facility on Nov.13, 2007. 4) Explain the purpose and intent of the proposed development: The purpose of this PDD is to add truck rental as an accessory use to the mini-storage development. Mini-storage will continue to be the primary use of the property and trucks will be available for rental only while the primary use continues. Truck rental will not be a primary use. There will be no maintenance of any trucks on site. There is one location designated for regular truck parking and one for any over flow parking. Both are behind the fenced in area where the storage buildings are located. There may be an occasional truck parked in the front parking lot on a Saturday or Sunday night. The facility is closed on Sunday, thus trucks returned Saturday after closing or on Sunday will be moved upon opening Monday morning. 5) What is the range of future building heights: NA 6) Provide a general statement regarding the proposed drainage: The drainage from the proposed parking lot improvements will be routed to an existing detention facility located onsite. The proposed parking lot improvements were included in the original drainage calculations for this development; therefore, no changes to the existing detention facility are expected. 7) List the general bulk or dimensional variations sought: None The applicant has prepared this application and supporting information and certifies that the facts stated herein and exhibits attached hereto are true and correct.
