PLANNING
1. Sidewalks have been shown down the entire length of Harvey Road as requested. The existing
20' PUE is now also noted as a public access easement and the sidewalk is within this easement,
as shown on the plat.
2. Sidewalks have been shown to be extended through the Common Areas along Durango Drive as
requested.

1. A revised Page 2 of the application is being submitted.
2. The mylar of the Master Plan is included with this re-submission.
3. There are 126 lots.
4. Zoning notation of adjacent property has been corrected.
5. Note 7 has been added.
6. Boundary calls have been corrected/added.
7. Note 6 has been revised.
8. A sidewalk is not proposed through the detention pond. Detention area has been labeled as
Common Area No. 3. Other sidewalks have been revised.
9. Fire hydrants have been clarified with an additional label.
10. This area has been labeled as a common area.
11. Gross density is 126 lots for 14.03 acres is 8.98 DU/acre.
12. Pipeline information has been clarified.
ENGINEERING COMMENTS NO. 1
1. This alley will be 20' wide pavement with no parking in the alley right-of-way. Note 8 has been
added.
2. Noted.
3. With the 20' alley pavement width and 10' PUE, there will be 12' of space for utilities, which is
adequate.
4. The sewer report will be submitted with the construction drawings.
5. All common areas have labels.
6. Note 5 has been revised.
All other comments have been noted.

SUBJECT: SUMMIT CROSSING (PP) - Preliminary Plat
Staff reviewed the above-mentioned Preliminary Plat as requested. The following page is a list
of staff review comments detailing items that need to be addressed. If all comments have been
addressed and the following information submitted by Monday, December 10th, 10:00 a.m.,
your project will be placed on the next available Planning and Zoning Commission meeting
scheduled for January 3rd, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue.
One (1) 24" x 36" copy of the revised Preliminary Plat; and
Nineteen (19) 11" x 17" copies of the revised Preliminary Plat.
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that if all comments have
not been addressed, your project will be pulled from the scheduled Planning & Zoning
Commission agenda. Your project may be placed on a future agenda once all the revisions
have been made and the appropriate fees paid. Once your item has been scheduled for the
P&Z meeting, the agenda and staff report can be accessed at the following web site on Monday
the week of the P&Z meeting.

Please note that a Mylar original of the revised preliminary plat will be required after P&Z

1//1. Please complete page 2 of the application regarding parkland dedication due prior to filing of

42. Has the mylar of the master plan been submitted? I cannot find any record of it, if not,
I please submit.
+3. Provide total number of lots in the notes or title block.
/4. Adjacent property is not zoned M-1. Our ownership records show the adjacent property to
the west as Crescent Pointe Ltd. the property is zoned R-4 and C-1.
1/5. Provide current zoning on the property.
/6. There seem to be a number of calls missing from the boundary. Please provide complete
calls.
17. Clarify note 6. All building setbacks must be in compliance with the Unified Development
Ordinance for townhomes since no modifications were requested with the rezoning.
® Are the sidewalks not extending through the detention area? Who is maintaining the
detention area? It needs a lot and block or to be labeled as a common area.
9. Please show fire hydrants.
c/(0. What is the 0.05 Acres with the sidewalk to the park? Common Area? Part of the lot? It is
unclear.
/11. Gross density exceeds the maximum allowed in the Comprehensive Plan of 9 DU per acre
A (park area was not included in gross density calculation).
2. Are there any pipelines in the pipeline easement? If so, please give size of line, design
pressure and product transported through the line.

ENGINEERING COMMENTS NO. 1
1. Please address the alley parallel and closest to SH 30 in regards to fire coverage. As fire
will not use SH 30 for fire coverage, it appears that the alley will need to be used as a fire
lane. Please address how parking will be handled on this alley, as any cars parking in the
alley would not allow for fire truck access.
2. Additional easement may be needed by utilities once the construction documents have been
submitted.
3. The proposed utilities located adjacent to alleys appear to only have 11 feet once the
proposed PUE and ROW area not covered by pavement is accounted for, please address.
4. Please verify that the proposed sewer main sizing will adequately serve the entire sewer
shed, as not to cut off any upstream adjacent properties from being served.
5. Please verify that all common areas have been labeled.
6. Please add drainage and access areas to note #5.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. Developer provides temporary blanket easement for construction purposes.
2. Developer provides easements for electric infrastructure as installed for electric lines
(including street lights).
GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per City specs and design.
2. City will provide drawings for conduit installation.
3. Developer provides 30' of rigid or IMC conduit for riser poles. City installs riser.
4. Developer to intercept existing conduit at designated transformers and extend as required.
5. If conduit does not exist at designated transformer, developer to furnish and install conduit
as shown on electrical layout.
6. Developer pours transformer pad(s) per City specs and design.
7. Developer installs pull boxes and secondary pedestals as per City specs and design (pull
boxes and secondary pedestals provided by the City).
8. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan. Email to:

9. Developer provides load data for project.

FIRE
1. Buildings over 30 feet will be required to have a fire sprinkler system.
2. Fire Department connections for the fire sprinkler systems will have to be within a 100
feet of a fire hydrant.

SANITATION
1. Will need to conform to UDO ordinance regarding dumpster placement for this type of
development.
