1. You will not need to construct or provide construction plans for the Water Master Plan
Line shown in Old Rock Prairie Road ROW.
2. Based on the zoning of this property and the potential density for development, there
may not be capacity in the existing 6" sanitary sewer line into which you are proposing to
pump. Your sanitary sewer design report will need to show that there is capacity in this
line for your developed flows.
3. The required width of sidewalk for a commercial development is 5 feet, being located 3
feet from back of curb. Refer to BCS Unified Design Guidelines for Details.

SUBJECT: ROCK PRAIRIE HEIGHTS (PP) - Preliminary Plat
Staff reviewed the above-mentioned Preliminary Plat as requested. The following page is a list
of staff review comments detailing items that need to be addressed. If all comments have been
addressed and the following information submitted by Monday, December 31, 10:00 a.m., your
project will be placed on the next available Planning and Zoning Commission meeting
scheduled for January 17, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue.
One (1) 24" x 36" copy of the revised Preliminary Plat;
Nineteen (19) 11" x 17" copies of the revised Preliminary Plat; and
Temporary blanket easement and all required documents.
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that if all comments have
not been addressed, your project will be pulled from the scheduled Planning & Zoning
Commission agenda. Your project may be placed on a future agenda once all the revisions
have been made and the appropriate fees paid. Once your item has been scheduled for the
P&Z meeting, the agenda and staff report can be accessed at the following web site on Monday
the week of the P&Z meeting.

Please note that a Mylar original of the revised preliminary plat will be required after P&Z
approval and prior to processing subsequent final plats. If you have any questions or need

PLANNING
1. Please remove all setback lines from the plat. Note #2 is sufficient.
2. Our GIS shows a 7' easement (V5760 P190) along Rock Prairie Road. It appears to extend
from the eastern adjacent property. Please verify.
3. Although an easement is not required, you might consider placing one over the pipeli� ' *�
alert future development of its location when locating structures.
4. Per Section 8-M Sidewalks, a sidewalk shall be required on both sides of all streets haN,
right-of-way width equal to or greater than 60'. This would apply to the property line:
abut both Rock Prairie Road and Old Rock Prairie Road.
5. Per Section 8-J Blocks, the block length for this property shall not exceed 800'. Hov%

because the City is encouraging the abandonment of the Old Rock Prairie Road right-o
and therefore removing opportunity to break the block, a variance will not be required.
6. Please be aware that parkland dedication will need to be approved by the Par
Recreation Department staff prior to plat approval by the P&Z. We will wait to schedul
plat for a meeting until this issue has been resolved.

ENGINEERING COMMENTS NO. 1
1. Due to the location of the project in the sewer shed, if you can demonstrate that your project
does not need the sanitary sewer line delineated on the Sanitary Sewer Master Plan, you
will be in compliance with the Master Plan by showing the line extending from your property
to serve downstream property (outside bounds of plat). FYI — You will not be able to sewer
all property from location shown.
2. The Water Master Plan shows two lines affecting this property. There is a line shown along
the formerly proposed location of Lakeway Drive. However, since Lakeway has been
realigned, this water line will also be relocated to reflect the new thoroughfare alignment. So
you do not need to show this line on your plat. The line in the Old Rock Prairie Road ROW
needs to be shown but can be placed on the adjacent property, outside bounds of plat.
3. Show ROW dedication for Rock Prairie Road.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. Developer provides temporary blanket easement for construction purposes.
2. Developer provides easements for electric infrastructure as installed for electric lines
(including street lights).
3. Additional utility easements will be requested as the site develops. These easements will be
used for the primary service lines to provide power to the site.
GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per City specs and design.
2. City will provide drawings for conduit installation.
3. Developer provides 30' of rigid or IMC conduit for riser poles. City installs riser.
4. Developer to intercept existing conduit at designated transformers and extend as required.
5. If conduit does not exist at designated transformer, developer to furnish and install conduit
as shown on electrical layout.
6. Developer pours transformer pad(s) per City specs and design.
7. Developer installs pull boxes and secondary pedestals as per City specs and design (pull
boxes and secondary pedestals provided by the City).
8. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan. Email to
bread@cstx.gov.
9. Developer provides load data for project.
