SUBJECT: WATERFORD HEIGHTS (MP)
Staff reviewed the above-mentioned Master Plan as requested. The following page is a list of
staff review comments detailing items that need to be addressed. If all comments have been
addressed and the following information submitted by Monday, December 31st, 10:00 a.m.,
your project will be placed on the next available Planning and Zoning Commission meeting
scheduled for Thursday, January 17th, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas
Avenue.
One (1) 24" x 36" copy of the revised Master Plan; and
Nineteen (19) 11" x 17" copies of the revised Master Plan.
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that if all comments have
not been addressed, your project will be pulled from the scheduled Planning & Zoning
Commission agenda. Your project may be placed on a future agenda once all the revisions
have been made and the appropriate fees paid. Once your item has been scheduled for the
P&Z meeting, the agenda and staff report can be accessed at the following web site on Monday
the week of the P&Z meeting.

Please note that a Mylar original of the revised master plan will be required after P&Z approval
and prior to processing subsequent preliminary or final plats. If you have any questions or need

STAFF REVIEW COMMENTS NO. 1
Project: WATERFORD HEIGHTS (MP) - 07-00500313
PLANNING
1. The P&Z has asked that master plans show all rights-of-way on the property, not just
thoroughfares. This is a change in what was shown on previous master plans.
2. Please keep in mind the previous developer's commitment to working with the neighbors on
drainage and other development concerns for this property at the rezoning hearing before
City Council. Have you been in contact with Mr. Glenn Rierson? We have notified him of the
new application and also provided him contact information for the new developer.
3. Show City limits in key map.
4. Remove ROW width for all existing and proposed roads.
5. Provide thoroughfare classification for all thoroughfare roads.
6. Remove phase one from title block.
7. Add Master Plan to title block.
8. Remove preliminary not for record from title block.
9. Make sure that all street names are in compliance with addressing comments on preliminary
plats.
10. Show zoning boundaries.
11. I calculated the gross density at 2.68 dwelling units per acre not 2.86.
12. Remove topo lines.
13. Clearly label the proposed uses for all of the property, only the park is currently labeled.
14. What is the status of the compressor site?
15. Clearly show the location of the compressor site.
16. As an FYI, since the property has been previously platted, any final plats will be required to
be replats.
17. What is the purpose of note 12? If there are any changes to the master plan, preliminary
plats, or final plats, in most cases, approval will have to be granted by the Planning and
Zoning Commission.

ENGINEERING COMMENTS NO. 1
1. Continuation of Waterford Drive to the north needs to be shown for compliance with
Thoroughfare Plan.
2. As a reminder, be aware that no public infrastructure can be placed within existing
easements (other than PUEs) without prior rights being assigned to the City of College
Station. Only crossings of the easements are allowed.
3. A portion of this development is located in the Spring Creek Sewer Impact Fee Area 97-01.
Impact fees are due at time of building permit.
4. Be aware that ROW dedication will be required along Greens Prairie Road with platting.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. Developer provides temporary blanket easement for construction purposes.
2. Developer provides easements for electric infrastructure as installed for electric lines
(including street lights).
GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per City specs and design.
2. City will provide drawings for conduit installation.
3. Developer provides 30' of rigid or IMC conduit for riser poles. City installs riser.
4. Developer to intercept existing conduit at designated transformers and extend as required.
5. If conduit does not exist at designated transformer, developer to furnish and install conduit
as shown on electrical layout.
6. Developer pours transformer pad(s) per City specs and design.
7. Developer installs pull boxes and secondary pedestals as per City specs and design (pull
boxes and secondary pedestals provided by the City).
8. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan. Email to
bread@cstx.gov.
9. Developer provides load data for project.
