The following page is a list of staff review comments detailing items that need to be addressed. Due to the requirements of the comments, if all comments have been addressed and the following information submitted by Monday, December 31, 10:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting scheduled for February 7, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. Preliminary plat application and all necessary submittal requirements; One (1) 24"x36" copy of the revised final plat; Nineteen (19) 11"x17" copies of the revised final plat; Easement dedication sheet and all necessary documents; Parkland development fees must be submitted prior to the filing of the final plat; One (1) Mylar original of the revised final plat (required after P&Z approval); and One (1) copy of the digital file of the final plat on diskette or e-mail to mtrevino@cstx.gov. Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that if all comments have not been addressed your project will not be scheduled for a Planning & Zoning Commission meeting. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. Once your item has been scheduled for the P&Z meeting, the agenda and staff report can be accessed at the following web site on Monday the week of the P&Z meeting. http://www.cstx.gov/home/index.asp?page=2481 Please note that a Mylar original of the revised final plat will be required after P&Z approval and prior to the filing of the plat. Please submit a preliminary plat application for the revised preliminary plat. The two items can be taken together with the final plat, but a new application for a full review is required. 2. The common area east of this phase and north of St. Andrew's Drive does not appear to be a part of any future phase. Because the last phase of this section of Pebble Creek, please include the common area with this plat. 3. Please provide a 20' PUE along the southeast property line of Lot 6 of Block 35. 4. How will the area between Lot 6 of Block 35 and Block 53 be platted? 5. Add Note #5 from the preliminary plat to this final plat. Also add a note to the final plat stating that Lots 2 and 6, Block 50 will take access from Bethpage Court. 6. Please note that any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that the City has not been made aware of will constitute a completely new review. 7. The construction documents and reports are still under review and may affect the plat. Reviewed by: Crissy Hartl Date: December 17, 2007 ENGINEERING COMMENTS NO. 1 1. You cannot dedicate PUEs outside bounds of plat except by separate instrument. Provide easement dedication documents. 2. Unless full width of PUE is shown on an approved Preliminary Plat, the entire 20' PUE width is required against unplatted property (Block 35). 3. HDPE pipe is no longer allowed under street pavement. 4. Public drainage easements required for maintenance of culverts. Provide easement dedication documents. 5. Centerline of water line shall be no closer than 5.5' from PUE edge. 6. Verify the separation between outside manhole MH1.3 and WA-3 is at least 9 feet. 7. Provide additional TCEQ water/sanitary crossing requirements regarding cement stabilized backfill and crossing of existing sanitary lines. 8. Provide Drainage, Water and Sanitary Sewer Reports to include Phase 9H. The reports submitted for Phase 9G do not include all the design information for 9H. Reviewed by: Carol L.
