SUBJECT: COCS MEMORIAL CEMETERY - Preliminary Plat
Staff reviewed the above-mentioned Preliminary Plat as requested. The following page is a list
of staff review comments detailing items that need to be addressed. If all comments have been
addressed and the following information submitted by Monday, December 26, your project will
be placed on the next available Planning & Zoning Commission meeting scheduled for January
17, in the City Hall Council Chambers, 1101 Texas Avenue:
One (1) 24" x 36" copy of the revised Preliminary Plat; and
Nineteen (19) 11" x 17" copies of the revised Preliminary Plat.
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that if all comments have
not been addressed, your project will be pulled from the scheduled Planning & Zoning
Commission agenda. Your project may be placed on a future agenda once all the revisions
have been made and the appropriate fees paid. Once your item has been scheduled for the
P&Z meeting, the agenda and staff report can be accessed at the following web site on Monday
the week of the P&Z meeting.

Please note that a Mylar original of the revised preliminary plat will be required after P&Z
approval and prior to processing subsequent final plats. If you have any questions or need

COCS MEMORIAL CEMETERY— 07-00500318
PLANNING COMMENTS
1. Remove Master from "Master Preliminary Plat."
2. Provide number of acres in title block.
3. State that this is one lot in the title block.
4. You should remove the cemetery grid and just put a general note depicting the grid spaces,
and how many plots will be in each grid cell. This will help in the legibility as well as any
issues with having to remove grid cells that are located over easements.
5. Off-site drainage easement will need to be executed prior to development.
6. Remove all site improvement notes (i.e., Proposed 16' driveway) this is a site issue, we only
need to see the access easements that will provide for public movement on the drives.
7. The City Council did not remove all of the unnamed Collector running parallel to Raymond
Stotzer. This street will stub out onto the property. How is this being accommodated?
8. There should not be any gaps between boundaries for the different sections.
9. TXDOT permit will be required for the access points to Highway 60.
10. As an FYI, if the final plats for section MC2 and MC1 come before annexation, the plat will
also have to be approved by the County Commissioners Court.
11. Brazos County has not yet commented on this plat. Please contact Gary Arnold at
979.822.2127 for their comments.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. Developer provides temporary blanket easement for construction purposes.
2. Developer provides easements for electric infrastructure as installed for electric lines
(including street lights).
3. If applicable, the following easements will be required: No easements are required on
property since it is owned by the city of College Station.
GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per City specs and design.
2. City will provide drawings for conduit installation.
3. Developer provides 30' of rigid or IMC conduit for riser poles. City installs riser.
4. Developer to intercept existing conduit at designated transformers and extend as required.
5. If conduit does not exist at designated transformer, developer to furnish and install conduit
as shown on electrical layout.
6. Developer pours transformer pad(s) per City specs and design.
7. Developer installs pull boxes and secondary pedestals as per City specs and design (pull
boxes and secondary pedestals provided by the City).
8. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan. Email to:
wdavis@cstx.gov.
9. Developer provides load data for project.
