Requested variances to subdivision regulations & reason for same:
1) Sub-Division Regulations; Section 8-M Sidewalks: The current configuration of the TXDot access road with
open drainage ditches precludes the development of sidewalks. A variance is requested so that sidewalks
would not need to be installed along the access road.
2) Sub-Division Regulations; Section 8-G.2: Streets-Relation to Adjoining Street System: The subject tract is to
be developed as a municipal cemetery and will have its own internal drive system to allow access within the
site. The facility will be fenced and only one gated point of access is planned in Phase I. An additional gated
access point is planned in the future. It is not desirable to have the internal access drives of the cemetery
connected to any future roadways on adjoining tracts for security reasons and cross traffic during funerals.

MEMORIAL CEMETERY OF COLLEGE STATION
Preliminary Plat Submittal Date: December 10, 2007
Variances to Subdivision Regulations Requested:
- Section 8-C / 8-G.2 Street Projections
No adjoining subdivisions currently have streets projected to
this proposed subdivision. For this proposed cemetery layout it
is not desirable for streets in adjoining future subdivisions to be
allowed to continue into this tract.
- Section 8-J.2 Block Length
This subdivision is intended for a municipal cemetery and to be
considered one block. The 56.6 acre tract measures
approximately 1500 feet by 1700 feet, exceeding both the 1200
foot rule for residential areas and the 800 feet in other areas.
- Section 8-M.1 Sidewalks Required
No public streets are proposed within this subdivision, but the
tract has 1700 feet of frontage on state highways (F.M. 60 &
F.M. 2818). There are no sidewalks along these highway
frontages on the adjoining tracts and much of this frontage is
not suitable for sidewalk construction due to open drainage
ditches.
