Staff reviewed the above-mentioned site plan as requested. The following page is a list of staff review
comments detailing items that need to be addressed. The next submittal will be the third and final review by
staff for this round of reviews. If all items have not been addressed on the next submittal, another $200
processing fee will need to be submitted for the subsequent set of three (3) reviews. Please address the

required prior to the issuance of a building permit. If there are comments that you are not

RE: Autumn Chase Fourplexes Fireflow
Dear Carol:
The Autumn Chase Fourplexes follow the assumptions as stated in the Autumn Chase
Subdivision Fire Flow Analysis Addendum dated May 16, 2005. The fourplexes are
separated with firewalls constructed per building code between units, with the greatest
area between walls of 1634 square feet. As stated in the Autumn Chase Fire Flow Analysis
Addendum, the fireflow required by the 2000 International Building Code is 1500 gpm.
Hydrants and lines constructed with the Autumn Chase Subdivision are sufficient for the
fire flow requirements of the fourplexes project. Please see the Autumn Chase Subdivision
Fire Flow Analysis Addendum for further calculations.

Attached with this letter please find the following:
• One (1) complete set of construction documents for the proposed
development with the revised site and landscaping plans attached
• One (1) 11x17 grading and erosions control plan
• Easement Dedication Sheet
Below are the answers the City Staff Review comments on April 11, 2006.
PLANNING
Comment:/Provide a general note that all roof and ground-mounted
mechanical equipment shall be screened from view or isolated so
as not to be visible from any public right-of-way or residential
district within 150' of the subject lot, measured from a point five feet
above grade. Such screening shall be coordinated with the building
architecture and scale to maintain a unified appearance.
Answer: Note is added to the plans.
Comment:✓ Please provide a parking legend on the site plan showing required
parking and provided parking.
Answer: See parking legend on plan.
Comment:'The patio located on the north end of the building #8 is located in a
utility easement. Please be aware that this patio will not be
permitted to have an awning or cover of any type.

Double-Check Back Flow Device, and installed as per City
Ordinance 2394.

Comment:,/ Provide a general note that 100% coverage of groundcover,
decorative paving, decorative rock, or a perennial grass is required
in parking lot islands, swales and drainage areas, the parking lot
setback, rights-of-way, and adjacent property disturbed during
construction.
Answer: Corrected plan with complete sod on above listed items.
Comment/Per Section 7.5 Landscape and Tree Protection in the Unified
Development Ordinance and per the Site Plan checklist please
provide a landscape legend providing total site area, Point
calculations, total points required, total points provided. Please
provide a caliper of trees.
Answer: /See corrected landscape plans.
Comment:JPlease be aware that every project must expand a minimum of 50%
of its point total on canopy trees.
Answer: (Acknowledged
Comment:.) Non-canopy trees accumulate 40 points with at least 4-14.5 inch
caliper. Currently the landscape plan is showing 75 points a piece.
According to the City of College Station approved plan list "Myrica.
Cerfiera-Wax myrtle" is listed as a shrub not a non-canopy
species. This will not be an acceptable non-canopy tree. (Please
see City of College Station Approved Plant List).

Comment:) Please note on the landscape plan that an irrigation plan is required
to be submitted, reviewed, approved and installed prior to
Certificate of Occupancy.
Answer: Note irrigation plan on separate page.
Comment Parking is required to be screened from view of the right-of-way.
Please screen parking spaces 14-20 and 21&22 from Autumn
Chase Loop. Please be aware that screening shrubs are required
to be 3-feet in height at planting stage. A dwarf species is not
permitted for screening (Please see City of College Station
Approved Plant List)
