Please resubmit the Plat without the signature block for the City Secretary. Response to the last review comments stated that it was removed but was not resubmitted. 2. Sheet CO1.1 - The legend is incorrect. Lots 2-A and 2-B seemed to be mixed up as well as Lots 2-E and 2-F. Lot 2-H does not match what you reflected in the legend. 3. Again, staff will go on record at the Planning and Zoning Commission meeting that we will not be supporting the building setback variances that are to be requested from the Zoning Board of Adjustments. 4. The construction documents and reports are still under review and may affect the plat. Due to the odd shaped lots, please identify the lot lines for each lot with a different color or different line types and provide a legend. Perhaps some of these questions can be answered with a 1"=10' scale. 2. Dumpster enclosures are required to be 12' x 12' and for two dumpsters the requirement is 12' x 24'.Please provide the correct size enclosure. 3. Please provide a curb and pavement detail. 4. Staff will not support a plat that is creating lots that cannot meet the required building setbacks. 5. Please remove the City Secretary's signature from the Planning and Zoning Commission certification. 6. (FYI) Lots 2-J thru 2-F Facing George Bush will be required a front setback, not a side street setback.The same goes fot Lots 2-A thru 2-D that face Puryear Drive. 7. The driveway variance must go before the Design Review Board and decided before the plat can proceed,as the location of the access easement does not comply with City Ordinances. 2. Lots 2-A, 2-B, 2-C & 2-D are divided up by the driveway which would be considered as duplex lots. R-3 Zoning District is one of a group of no less than three, nor more than twelve, attached dwelling units. The R-3 Zoning District does not allow for duplex development. 3. A drainage and access easement is being shown off of Dominik. An access easement will not be permitted off of Dominik. 4. It appears from looking at the building placement on the construction documents that the required building setbacks are not going to be feasible, therefore staff cannot not support this plat. 5. The revised Final Plat was prepared based upon the comments received from the Staff Review Comments No. 1 dated July 31 and August 1, 2006. Responses to each comment are provided in the body of this letter and in the order presented. Planning /1. The building areas were removed from the plat /2. All lots except the common area are 2,000 square feet in size. /3. The County of Dallas Certificate was removed from the Plat. /4. The City Council approval was removed from the Plat. / 5. Each Lot Number has been reassigned as requested.cA six foot wide sidewalk will be provided along Dominik and Puryear ives as requested. 7. The construction plans for the extention of utilities to the site are attached. /8. The detention facilities shall not be situated within the Public utility easements. 2. Proposed public utility easements have been added between the lots as depicted on the Final Plat. 3. Construction documents associated with the extension of public utilities to this site are provided for your review. I have also attached the engineer's cost estimate for the extension of these public utilities. 4. The proposed location of the private water and sanitary sewer services are denoted on the construction documents for the City of College Station Staff review. 5. The construction documents for the extension of the public utility services are attached for your review as requested. Electrical 1. The developer shall install the requested conduits per the specs and design. 2. The developer understands that the City will provide drawings for conduit installation. 3. The developer shall provide 30 feet of rigid or IMC conduit for riser poles. 4. The developer shall intercept the existing conduit at the designated transformer and extend as required. 5. The developer shall furnish and install conduit as shown on the electrical layout if it does not exist. 6. The developer shall pour the transformer pads as per the City of College Station specifications and design. 7. The developer shall install pull boxes and secondary pedestals as per the City of College Station specifications and design. Gessner Engineering 8. The developer shall provide digital AutoCAD 2000 or later version of the Final Plat to wdavis(ci to civ when approved. 9. The developer shall provide the load data for the project with the electrical plans. 10. The developer shall provide a temporary blanket easement with the construction plan submitted for review. 11. The developer shall provide electric easements for electrical infrastructure as installed for electric lines (including street lights). Public Utility Easements are only desired where public utilities are being extended or need to be extended in the future. 3. Construction documents are required for the needed extensions of public water and sanitary sewer mains. Each lot should be adjacent to both water and sanitary sewer mains. Water main extensions should be looped. 4. Please provide the proposed locations for the private water and sanitary sewer service lines from the main to each lot on the previously mentioned construction documents. Private service lines are not allowed to cross adjacent lots. 5. The submittal and review of these construction documents are a requirement of this final plat being forwarded to P&Z.
