Site Plan. A parking lot island was moved in front of Lot 1B so that the
transformer would be in the parking island instead of a parking space. Our
response to the Staff Review Comments is also attached.

Jennifer-
I will fax you a copy of the City's contour/ planimetric map (that we have) that has been plotted
@ 1" = 300'.
I have drawn a border around where I thought the property is located ?
Also, according to TxDOT's current"Regulations for Access Driveways to State Highways", the
spacing "between" access roads (streets/driveways) is 425' where the posted speed limit is 50
MPH or greater. Further, TxDOT can not land lock a tract of land, but it appears that this
property also fronts on North Forest Parkway"---so it is not land locked.
Another method of achieving access along a primary roadway where spacing is inadequate is to
have a shared access driveway with an adjacent property owner. I have drawn an arrow @
approximately 425' from North Forest Parkway & it is on a boundary line? where another entrance
shows up. If the tract to the south is another property owner then it may be possible to have a
shared access driveway if the adjacent owner is agreeable.
FYI. For 45 MPH the access spacing is 360'.

I have been working with a Texas A&M class that is doing preliminary
designs for the property at the southeast corner of SH6 frontage road
and North Forest Parkway in College Station. What distance from that
intersection could a drive be located off of the frontage road? I am
attaching an aerial of the property. Thanks for your help on this

4:00 pm meeting set for Moday the 11th to review a preliminary design
for an approximately 18,000 s.f. ENT clinic and Ambulatory Surgery
Center in your office. I wanted to see who would be attending that

The notes did define clinic, however after the meeting Ike and myself continued to talk about the actual
uses and that's when we got into the different definition conversation. We will talk in more detail when I

Dear Jennifer:
Forgive me if I misspell something, my eyesight is still blurry. I must have
misunderstood Mr. Bollinger. I thought you were defining this space as a
hospital, but your notes is for a clinic.
That leads me to a few other questions:
1. If this building goes in on the site at 17,000 sf and another
independent medical office building is built on this developed site that is
6,500 sf will the classification then change to hospital? Originally this
site was laid out by my office to have several smaller independent office
buildings rangin in size from 4,500 sf to 11,000 sf and totaling somewhere
around 60,000 sf. Would this have been considered a hospital if say 2-3 of
the buildings were purchased by doctors and or dentists for their practices?
Other building will be built on the site.... and some may be doctors
offices,clinics, etc. I have gone to a doctors office to have my finger
tip stiched back on.
A dental office treats injured patients, performs oral surgery, has medical
gasses, sometimes recovery rooms, small laboratories, and stores biohazard
materials. This sounds like a hospital. Other medical practices/offices
provide similar procedures in office. I am not trying to be back side of a
north bound horse...I am just confused by the defination. It would seem the
real difference is the size...and or as I said earlier rooms to be treated
overnight.
The definations and the new UDO is confusing on how this might be enforced.
I have read the definations and I still think there is a need to further
clarify or define the differences between hospitals and large clinics. If a
defination holds true then the real difference in the UDO is the size.

2. This is not important yet but the notes identify the acess road as being
the frontage and the signage is based upon the North Forest Drive frontage.
