SUBJECT: GREENS PRAIRIE CENTER (MP)
Staff reviewed the above-mentioned master plan as requested. The following page is a
list of staff review comments detailing items that need to be addressed. If all comments
have been addressed and the following information submitted by Monday, April 17th al
10:00 a.m., your project will be placed on the next available Planning & Zoning
Commiscion meeting scheduled for May 4th at 7.00 p.m. in the City Hall Council
Chambers, 1101 Texas Avenue.
Two (2) 24" x 36" copies of the revised master plan;
Fifteen (15) 11" x 17' copies of the revised master plan;
One (1) Mylar original of the revised master plan; and
One (11 copy of the digital file of the master plan on diskette or e-mail to

Staff reviewed the above-mentioned master plan as requested. The following page is a
list of staff review comments detailing items that need to be addressed. If all comments
have been addressed and the following information submitted by Monday, April 17th at
10:00 a.m., your project will be placed on the next available Planning & Zoning

Upon receipt of the required documents for the Planning & Zoning meeting, your project
will be considered formally filed with the City of College Station. Please note that if all
comments have not been addressed, your project will be pulled from the scheduled
Planning & Zoning Commission agenda. Your project may be placed on a future agenda
once all the revisions have been made and the appropriate fees paid. If you have any

Subject: SITE DEVELOPMENT COMMENTS --- April 3, 2006
1. Visoski Subdivision(Replat) (FM 60) - If No Additional Access is Required,
No Comment.
However, if the entire property is redeveloped only one(1)
access drive will be permitted per TxDOT access spacing rules
for 40 MPH. Additional access will be to Poplar Street.
Appropriate permits will be required for any future work in the
ROW @ this site, which should include drainage,etc.
2. Culpepper Plaza (Replat) - No Comment.
3. Jordan Subdivision (Replat)(SH 30) - If No Additional Access is Required,
No Comment.
However, if entire property is redeveloped only one(1)access
drive will be permitted per TxDOT access spacing regulations
for 50 MPH.
Appropriate permits will be required for any future work in
the ROW @ this site,which should include drainage,etc.
4. North Forest Subdivision (Preliminary Plat) (SH 6) - Access driveways to SH 6 EFR
must meet TxDOT's current"Regulations for Access
Driveways to State Highways".
Regulations are primarily based on posted speed limits and
distances between proposed &adjacent access points.Where
posted speed limits are 50 MPH or greater the required
spacing between access points is 425'.
Proposed south access drive will not meet reauirements.
Access should be to an interior street or shared with
the south adjacent property.
Appropriate data will be required for any future
permits @ this site.
5. Greens Prairie Center(Master Plan) - Access driveways to SH 6 WFR
&SH 40 must meet TxDOT's current"Regulations for
Access Driveways to State Highways".
