RE: Wolf Pen Creek Condos Conditional Use Permit(305 Holleman)

Dear Mr. Fletcher,
As you know Council approved a use permit on February 23, 2006,for a multi-family residential
use without retail uses on the first floor for the above referenced property. This approval was
conditioned upon re-submittal to only the P&Z of a revised concept plan showing trail access and
overflow parking areas.
Mr. Stewart is ready to take the revised concept plan back before the Commission. Included with
this correspondence are 15 reduced copies and two large copies of the conceptual site plan
showing park access and additional parking.
We are of the understanding that consideration will be on the April 20th P&Z agenda. Mr. Stewart
would like to also discuss with the P&Z, a modification in his marketing objective that has come
about from his investor group. He and I visited with Chairman Shafer seeking input as to how best
to proceed regarding this change in course.We would like to discuss this at the workshop session.
We understand that the actual consideration or action will occur at the evening meeting.

RE: Wolf Pen Creek Condos Design Review Board site visit(305 Holleman)

Dear Mr. Fletcher,
As we previously discussed, my client would like to arrange for the Design Review Board to make
a site visit prior to meeting to review the complete site plan on a future agenda. This site visit will
enable discussion regarding existing trees and overflow parking as well as allow them to visualize
the trail access. My client would like to arrange for this site visit on Friday April 7th. Included with
this letter are some reduced copies of the site plan for the Board. If additional copies are
necessary, please let me know.Thanks for your help.
