Dear Sirs:
Attached are the Civil Site Plans for the Boston Pizza project. This project is
situated on a 0.33 acre building pad site (legal description attached) situated in
the University Town Center Subdivision in College Station, Texas. The proposed
project consists of the construction of a commercial building and the associated
sidewalks and utility extensions at an existing building pad site. All the utilities,
storm water facilities and parking have been provided to the site by the
developer.
Please note that the Landscape Plan is not being submitted at this time. It is
currently being prepared by Mr. Alan King with the Land Design Group. Upon
completion, the landscape plan will be submitted for your review under a
separate cover.
It has been a pleasure to submit this information to the Development Services

Alton,
I have a few questions regarding the subject Site Plan:
1. Is there a revision(s) between the plans with sealed dates of 3/16 and 3/27?
2. Fyi, a temporary or permanent CO will be issued for Boston Pizza after the structure and site are found to be
in compliance with City codes and ordinances (this includes parking areas, landscaping, drives, etc.). We
acknowledge that the other structures proposed in phase 2B may not be complete at the time a CO is issued for
Boston Pizza. We also realize that the detention area may not be 100% complete. However, the detention area
must be fully functioning as determined by City Engineer prior to the issuance of a CO.
3. The domestic water tap should be off the main not the fire line.
4. Please clarify if there is intended to be two fire sprinkler connections into the building as it appears on the
Site Plan.
5. Please verify the extent of the existing public water line - if any of the fire line has been constructed to date.
A valve is necessary on the fire line as well if it is not already existing.

Chuck:
Thanks for meeting with City staff earlier today concerning building
permits and site plan issues related to Abuelos restaurant in Phase 2B,
University Town Center. I wanted to follow-up with a summary of our
discussion.
Slab only permit: The City is willing to issue a slab only permit for
Abuelos provided the site issues identified in the meeting are resolved.
This includes finalizing the location of the backflow prevention device
for the fire sprinkler system and reconciling the civil/architectural
plans. The contractor also needs to amend the building permit
application to request a slab only.
Full building permit: The City will issue a full building permit for
Abuelos after site plan approval. To date, the primary issue delaying
site plan approval has been the TxDot permits for the two access points
on University Drive East. It is my understanding that you are working
with a consultant to expedite the driveway permit process through TxDot.

These colors and elevations look good and can be approved. However, you may want to pass on that the
signage is approved separately and will be required to meet Section 5.8.A.2. Signs and Section 7.4 Signs.
You may want to look at how the City of College Station calculates the attached signage area and how
signs cannot stick out more than 12-inches away from or above the building. Let em know if I can be of
any more assistance.
