PLANNING
1. In reference to Note#2, where are setbacks noted as different from R-1 standards?
2. What is the intent of Reserve Tract C?

ENGINEERING
1. Submit water and sewer design reports.
2. The Preliminary Plat submitted with this Replat is not the most current.
3. Lots being replatted need to be renumbered.
4. Please reflect recent PUE dedicated along Nantucket Drive for sewer line
extension project.
5. If there is anything in the PUE that you are abandoning along the eastern
boundary of Lot 2R, you will have to go through the abandonment process.
6. Our copy of the plat was not clear in areas. Please show existing 10" PUE on
property line with South Hampton Phase 3.
7. What is happening with the Buffer Zone shown in the Preliminary Plat along
Nantucket Drive.
8. There are a number of notes on the Preliminary Plat that are not listed on the
Replat.
9. Please add note that Lot 9, Block 1 (Nantucket Phase 7) will not take driveway
access from Nantucket Drive.
10. Continue sidewalk around bulb in Mariners Cove.
11. It is preferred that the sanitary sewer main not be under street pavement. Can
you adjust manhole locations to realign?
12. Why is there a 90° bend in Waterline 3 before connection with Waterline 4?
Please remove and redesign.
13. Valves are required on one less leg than every tee. Add one additional valve in
between the two fire hydrants and within 5 feet of one of them.
14. Refer to design guidelines for location of fire hydrants at intersections. Fire
hydrants shall not be located within curb return of intersection.
15. Property is located in Impact Fee Area 97-02B. Impact fees will be due at time of
building permit.

ELECTRICAL
1. Developer installs conduit per city specs and design.
2. City will provide drawings for conduit installation.
3. Developer provides 30' of rigid or IMC conduit for riser poles. City installs riser.
4. Developer to intercept existing conduit at designated transformers and extend as
required.
NOTE: Any changes made to the plans,that have not been requested by the City of College Station,must be explained
in your next transmittal letter and"bubbled"on your plans.Any additional changes on these plans that have not
been pointed out to the City,will constitute a completely new review. 2
5. If conduit does not exist at designated transformer, developer to furnish and
install conduit as shown on electrical layout.
6. Developer pours transformer pad(s) per city specs and design.
7. Developer installs pull boxes & secondary pedestals as per city specs and
design.(pull boxes & secondary pedestals provided by the city).
8. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan
email to bread( cstx.00v.
9. Developer provides load data for project.
10. Developer provides temporary blanket easement for construction purposes.
11. Developer provides easements for electric infrastructure as installed for electric
lines (including street lights).
12. Developer to show the 2000 City of College Station City Limit lines to establish
CSU boundaries.

Response to Staff Comments
Planning
1. In reference to Note#2, where are setbacks noted as different from R-1 standards?
Response: The note has been changed. For Phase 4 and Nantucket, Phase 7, the
setbacks are the same as R-1.
2. What is the intent of Reserve Tract C?
Response: To prevent leaving it as an "unplatted"area.
Engineering
1. Submit water and sewer design reports.
Response: The water and sewer reports are attached.
2. The Preliminary Plat submitted with this Replat is not the most current.
Response: A copy of the current Master Preliminary Plat is attached.
3. Lots being replatted need to be renumbered.
Response: Lots IR and 2R have been renumbered to Lots IRA and 2RA.
4. Please reflect recent PUE dedicated along Nantucket Drive for sewer line extension
project.
Response: There is no PUE that we are aware of.
5. If there is anything in the PUE that you are abandoning along the eastern boundary of Lot
2R,you will have to go through the abandonment process.
Response: There is nothing located in the PUE.

Response: A 10'PUE is shown on the property line with Phase 3.

Response: Some of the notes have been added to the Final Plat.

Electrical
12. Developer to show the 2000 City of College Station City Limit lies to establish CSU
boundaries.
Response: The boundary between Phase 4 South Hampton and Phase 7 Nantucket is the
2000 City of College Station City Limit Line.
Additional Note: Attached is a copy of the Right-of-Way easement for the BTU power line
easement. The power line has been removed and the easement will be abandoned. Also attached
is a copy of the BTU abandonment application.
