PLANNING
1. Because this property was originally platted prior to July 15, 1970 (the effective date
of the Subdivision Regulations), and an additional lot or building plot is being
created, the minimum lot area is required to be 8,500 square feet. Please submit a
variance request letter addressing the variance criteria in the Subdivision
Regulations, and the associated fee. (Repeat Comment)

�� �� -IT 2. Please add a note to the plat describing the variance that was granted by the Zoning
Board of Adjustments on March 6, 2006 allowing for an 85' lot depth.
\I 3. FYI: Because the structure is existing on lots 3A & 4A, they will be considered one
per building plot. No additional building permits (for single-family structures) will be
49? v�-QHS issued until the home is demolished. Lot 5A may receive a building permit prior to
i(`(>> demolition.
4. The Tax Certificates must show that the taxes have been paid prior to filing of the
Replat.

ENGINEERING
1. No comments.

ELECTRICAL
1. Developer installs conduit per city specs and design.
2. City will provide drawings for conduit installation.
3. Developer provides 30' of rigid or IMC conduit for riser poles. City installs riser.
4. Developer to intercept existing conduit at designated transformers and extend as
required.
5. If conduit does not exist at designated transformer, developer to furnish and
install conduit as shown on electrical layout.
6. Developer to convey by plat a 10' PUE along and parallel with Columbus Street.
7. Developer installs pull boxes & secondary pedestals as per city specs and
design.(pull boxes & secondary pedestals provided by the city).
8. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan
email to wdavis(c cstx.gov
9. Developer to provide load data per meter on project.
10. Developer provides temporary blanket easement for construction purposes.
11. Developer provides easements for electric infrastructure as installed for electric
lines (including street lights).
