Provide a written legal description of the subject property by metes and bounds on a separate sheet of paper. 3' The Land Use Plan shows this parcel (partially) as Neighborhood Retail, which is not appropriate for a C-1, General Commercial zoning district. This was communicated to you in the Pre-application Conference last November. Your request for C-1 would require a Comprehensive Plan Amendment requesting Regional Retail. Given the eke Land Use Plan currently, staff will support a request for C-3 Light Commercial. 4. For C-1 and C-3 zoning districts, a list of permitted uses is attached for your reference. These are moderately low traffic generators that have little impact on adjacent areas or on adjacent thoroughfares. The following supplemental standards shall apply to this district: 1. No C-3 zoning district, including adjacent C-3 zoning districts, shall exceed a combined total of five acres in area.
