Project: HERITAGE TOWNHOMES (FP) - 06-00500042
(Please be aware that this Plat cannot move forward until a revised Concept Plan has been
reviewed and approved by the Design Review Board) depending on the revised concept plan
that gets approved by the DRB , additional comments may need to be addressed on the plat.
The following comments are a cursory review.
PLANNING/ENGINEERING
1. The PDD zoning was approved by the City Council with R-3 restrictions. This would require
a rear 20-foot building setback. You are currently showing 19-feet. Please adjust.
2. Please provide the minimum finish floor elevations for lots 1&2 that have a portion of the
flood plain located on them.
3. Please provide signatory authority documentation for whoever will sign plat on behalf of
Hausman & Carnes Development L.P.
4. Please remove the public utility easement designation from the common area next to lot 4
(this area is where the previously approved amenities are supposed to be located).
