PLANNING
1. Please submit the updated Final Plat application as soon as possible. We will
not be able to process it any further until we have received the appropriate
application.

ENGINEERING
1. (Construction Documents) The construction documents for this development
need to be submitted and approved prior to the final plat being forwarded to P&Z.
2. (Drainage)The drainage report must be submitted and approved prior to the final
plat going forward to P&Z. The drainage report will be reviewed by the County
and the CoCS. In the case that detention is required for this site, the final plat
may need to be modified as to allow room for the detention area.
3. (8" Fire Line)A backflow preventer must be installed per TCEQ 290.
4. (8" Fire Line) Fire flow test and report must be performed and submitted.
5. (8" Fire Line) A signed agreement with Edsel Jones must be submitted stating
that Edsel Jones is allowing this development to tap onto this line for the use of
fire flow coverage forever.
6. (8" Fire Line)A maintenance agreement must be created stating that the HOA for
this development will own and maintain this 8" fire line.
7. (8" Sanitary Sewer Line) Providing this development with public sanitary sewer
service is the developer's responsibility. The easements and construction
documents for the off-site extension of CoCS public sanitary sewer must be
submitted and approved.
8. (6" Domestic Water Line) The agreement with Wellborn water to provide
domestic water service to this development must be submitted.
9. The above items must be accomplished prior to this development being
forwarded to P&Z for final plat approval.

BRAZOS COUNTY
1. Brazos County will not maintain Drainage Easements, Source of water, and have
not received a drainage report yet.

The following Planning, Engineering, and County comments and
concerns must be met prior to this final plat being forwarded to
P&Z:
PLANNING
1. Please make sure that the certification statements listed on the plat are consistent
with the statements listed in the City's Subdivision Regulations, as staff noticed
some discrepancies.
2. Per Subdivision Regulations "Section 8-M Sidewalks", sidewalks are required for a
portion of this development. A sidewalk will be required along the north side of
Paloma Ridge Drive east of Los Portales,and continuing north along Los Portales.
3. Please be advised that this submission is deemed incomplete as required documents
were not included with this submission, as described in the following Planning,
Engineering, and County comments. This will result in rescheduling this item for a
later Planning & Zoning Commission meeting date. The next deadline is Monday,
May 1, 2006 at 10:00 am for the June 1, 2006 Planning & Zoning Commission
meeting.

ENGINEERING
1. Domestic and Fire Water:
A. (Repeat Comment)We have not received a fire flow test and report.
B. Please provide a letter or agreement from Wellborn Water, explaining
their intentions to provide this development with water for domestic flow
and satisfy the fire flow requirements. The letter should express the
intentions to extend the same size line which is expressed in the fire flow
report.
2. Sanitary Sewer:
A. (Repeat Comment) We have not received the easements and plan/profile
construction documents for the off-site, as well as on-site profiles for the
extension of the City of College Station public sanitary sewer main.
B. FYI: A standard submittal for sanitary sewer construction documents
includes is a flow analysis report,please submit.
C. FYI: The off-site Public Utility Easement for the off-site extension of the
City of College Station public sanitary sewer main must be submitted
through our office with an easement dedication application.
NOTE: Any changes made to the plans,that have not been requested by the City of College Station,must be explained in your next
transmittal letter and"bubbled"on your plans.Any additional changes on these plans that have not been pointed out to the
City,will constitute a completely new review. 3 of 5
D. Should the City's CIP sanitary sewer project"Steeplechase Sanitary Sewer
Main Phase 2" not be constructed and ready by the time the on-site and
off-site sanitary sewer main extension for this development is completed,
the developer is responsible to provide sanitary sewer service and satisfy
all related issues. Please submit a letter stating that the developer is
taking full financial and maintenance responsibility for what ever
measures need to be taken to allow your sanitary sewer main extension to
operate and comply with state law until the CIP project is complete and
the connection is made. This requirement and letter will be a condition of
the final plat, as well as a condition of your development permit for
release of the construction plans.

BRAZOS COUNTY
1. Brazos County will not maintain drainage easements, and HOA ownership and
maintenance should be stated on the final plat.
2. Offsite detention will need easement dedicated and agreement from property
owner for maintenance.
3. Floodplain Permits will be required for each structure.
4. Submit grading and erosion control plan.
5. Drainage report is not complete.
6. Need construction details for the construction of the streets.

The following comments must be met prior to this project receiving
a development permit:
1. All above mentioned comments and concerns related to the plat being forwarded to P&Z
must be met as well.
2. Please submit a development permit application,associated fees,and engineers cost
estimate for the City of College Station public sanitary sewer main extension.
3. All street and drainage construction documents and related reports must be approved by
the County.
4. All on-site and off-site sanitary sewer construction documents and related reports must
be submitted and approved by the City of College Station. The on-site water line
construction documents must be approved by the City of College Station,see following
comments.
5. "General Notes- 1" refers to the City of College Station's standard details,please
provide a copy of the Bryan-College Station Standard Construction Details with your
construction documents.
6. (Sheet SD1 thru SD5)Structural backfill should be used in areas where public mains cross
structural areas. This also applies to the on-site and off-site sanitary sewer main profile
detail we have not seen yet.
NOTE: Any changes made to the plans,that have not been requested by the City of College Station,must be explained in your next
transmittal letter and"bubbled"on your plans.Any additional changes on these plans that have not been pointed out to the

7. (Sheet SD1 thru SD5)Please illustrate all utility conflicts in profile view(ie.water,
sanitary,storm,gas). This also applies to the on-site and off-site sanitary sewer main
profile detail we have not seen yet.
8. (Sheet SD1 thru SD4)Please verify that the water line maintains a minimum of 4-ft of
cover,as there appears to be busts throughout.
9. (Sheet SD1)Please remove the sanitary sewer service connection to the main to outside of
the pavement of the cul-de-sac.
10. (Sheet SD1)Please label all sanitary sewer services in plan view.
11. (Sheet SD1)At Sta.-0+70.00,why is there a blow-off being placed where the proposed 8-
in Wellborn Water main is to be extended?
12. (Sheet SD3)Please label the domestic water service line to Lot 1,Block 2.
13. (Sheet SD3)Please provide profile detail for the proposed 8-in Wellborn Water main
extension adjacent to Jones-Butler Rd.

The following comments and concerns must be met prior to this
final plat being filed for record with the county courthouse:
1. All above mentioned comments and concerns related to the plat being forwarded to P&Z
and the issuance of a development permit must be met as well,unless you intend on
bonding out of the required infrastructure.
2. In the case that the infrastructure is being bonded;The sanitary sewer main on-site and
off-site improvements would be bonded thru the City of College Station,the streets and
drainage would be bonded thru the County,and the water main would require a fire
flow analysis and an explanation from Wellborn Water regarding their intentions for on-
site and off-site improvements to serve domestic and fire flow to this development.
3. All on-site and off-site construction of the City of College Station public sanitary sewer
main must be accepted.
4. A letter will need to be issued from Wellborn Water certifying that all required water line
infrastructure needed to serve this development has been built and accepted.
5. All street and drainage infrastructure will need to be accepted by the County. All county
requirements must be met prior to the plat being filed for record with the county
courthouse.
