For the purposes of this preliminary plat, Phase 10 is tied to a point in Phase 8, labeled on the attached plat as "P.O.B." 2. See attached revised Preliminary Plat. 3. See attached revised Preliminary Plat. 4. See attached Variance Request. 5. This item will be handled with the construction drawings to be submitted along with the Final Plat. ENGINEERING 1. See attached revised Preliminary Plat. 2. As previously discussed, this Plat is vested within the old ordinances regulating street design criteria. 3. See attached revised Preliminary Plat. 4. As previously discussed, this Plat provides for a 16' Public Utility Easement in the fronts of all lots to satisfy the needs of utilities. Based on Brazos County regulations, a 20' Public Utility Easement, centered on all lot lines is required. With this Plat, 10' will be provided on all lot lines within Phase 10. Any lot abutting the phase boundary will provide for that lot's half of the required 20', the remaining 10' of the 20' Public Utility Easement will be provided when the adjacent property is platted. 5. The connection to Cherokee Road will be made when the growth of the development allows for such. FIRE 1. No comments. ELECTRICAL 2. The index sheet should show the individual lots and blocks. The purpose is to make the multi-page document easier to navigate once filed. I believe that the block south of Indian Lakes Drive does not meet this requirement. 5. A turn around will be required at the dead-end of Matoska Ridge.
