List the changed or changing conditions in the area or in the City which make this zone change necessary. Multi-family residential is not desired in this location, since it is not in close proximity to the Texas A&M University campus. Single-family residential zoning is proposed to protect the existing single-family residential development adjacent to this tract. Administrative-Professional zoning is proposed as transitional zoning from the proposed single-family residential to the proposed General Commercial zoning. The General Commercial zoning is proposed due to the property demand for commercial resulting from the residential development in this area of College Station. 2. Indicate whether or not this zone change is in accordance with the Comprehensive Plan. If it is not, explain why the Plan is incorrect. This zone change is in accordance with the recently amended Comprehensive Plan. 3. List any other reasons to support this zone change. This zoning change provides step-down or transitional zoning from single-family residential to commercial. The buffer requirements in the UDO will provide additional protection to the residential areas.
