The request before you tonight is a variance to the low
profile sign height requirement for the property located at
1842 Graham Road. The applicant is requesting a 1 foot
variance, which would increase the height of the low
profile sign from 4 to 5 feet.
The property owner is currently constructing a new
Popeye's Chicken restaurant at the corner of Graham Road
and the State Highway 6 frontage road. This lot is one of
the 6 lots in the Graham Corner Plaza plat, which is
considered one building plot. Building plots are
established to consolidate signage and other site
requirements among contiguous properties. While
freestanding signage is shared, each pad site is allowed a
to low profile sign, limited to 60 square feet and 4 feet in
c&1c( to. height In this case, the applicant is allowed a low profile
-0At-c sign. This variance request includes a 5' low-profile sign.
As stated in the ordinance, a special condition is a unique
circumstance related to the land. The special condition
offered by the applicant is that "the owner was not aware of
the sign restriction for this site. Once he was made aware
of the special development requirement he reduced the sign
to just the top section."
The ordinance also states that the hardship must be a direct
result of the special condition and deprives the property
owner of reasonable use of his land. For a hardship, the
applicant states "the Popeye's Corp. sign the owner has
purchased is shown on the attached drawing. The arch on
the top of the sign is 12" taller than the 4' height allowed."

NOTICE OF PUBLIC HEARING
This is to notify you that the City of College Station is considering a variance
request for the following property:
Applicant: J. BRETT CUMPTON
Subject Property: 1842 Graham Road
(See attached location map.)
Proposed Variance: Sign
Property Zoning: C-1
The Zoning Board of Adjustment will hold a PUBLIC HEARING on Tuesday,
April 4, 2006 at 6:00 p.m. to consider the request. The PUBLIC HEARING will
be held in the City Hall Council Chambers located at 1101 Texas Avenue,
College Station, Texas.
All owners of the subject property and property owners within 200 feet of the
subject property have received notification of this request. The PUBLIC
HEARING is your opportunity to speak in favor of or in opposition to the variance
request. If you are unable to attend the PUBLIC HEARING but would like your
opinion relayed to the Board, please contact the Project Manager listed below.
