SUBJECT: SADDLE CREEK (PP) - Preliminary Plat
Staff reviewed the above-mentioned Preliminary Plat as requested. The following page is a list
of staff review comments detailing items that need to be addressed. If all comments have been
addressed and the following information submitted by Monday, December 31, 10:00 a.m., your
project will be placed on the next available Planning and Zoning Commission meeting
scheduled for January 17, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue.
One (1) 24" x 36" copy of the revised Preliminary Plat; and
Nineteen (19) 11" x 17" copies of the revised Preliminary Plat.
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that if all comments have
not been addressed, your project will be pulled from the scheduled Planning & Zoning
Commission agenda. Your project may be placed on a future agenda once all the revisions
have been made and the appropriate fees paid. Once your item has been scheduled for the
P&Z meeting, the agenda and staff report can be accessed at the following web site on Monday
the week of the P&Z meeting.

Please note that a Mylar original of the revised preliminary plat will be required after P&Z
approval and prior to processing subsequent final plats. If you have any questions or need

PLANNING COMMENTS
1. Our GIS staff has indicated that the metes and bounds of this plat do not close. Please
revise accordingly.
2. The PUE's along Saddle Creek Drive on Lot 75, Block 2 and Lot 58, Block 4 do not continue
down the entire property line. Please extend the easement to the property lines.
3. There is an unlabeled line on Lot 242, Block 10 in Phase 11. What does that line represent?
4. Staff counted 19 lots in Phase 5 as opposed to the 17 stated on Sheet 11. Please Sheet 11
and the title block revise accordingly.
5. We have not yet received comments from BTU or Brazos County regarding this project.

BTU COMMENTS
1. Note 11 on sheet 2 seems to imply that all of our electrical facilities will be along the front of
the lots. The transformers will be along the front of the lots. We may (and probably will)
utilize several of the side lot easements for portions of the high voltage cable.

GENERAL ELECTRICAL COMMENTS
1. This plat is in the College Station ETJ, but is out of the College Station Utility electric service
area. Customer will have to get with their electric supplier for this area to determine electric
service specifications and requirements.
