The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by Monday, December 31, 10:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting scheduled for, January 17, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. One (1) 24"x36" copy of the revised final plat; Nineteen (19) 11"x17" copies of the revised final plat; Parkland development fees in the amount of $12,888 must be submitted prior to the filing of the final plat; One (1) Mylar original of the revised final plat (required after P&Z approval); and One (1) copy of the digital file of the final plat on diskette or e-mail to mtrevino@cstx.gov. Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that if all comments have not been addressed your project will not be scheduled for a Planning & Zoning Commission meeting. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. Once your item has been scheduled for the P&Z meeting, the agenda and staff report can be accessed at the following web site on Monday the week of the P&Z meeting. http://www.cstx.gov/home/index.asp?page=2481 Please note that a Mylar original of the revised final plat will be required after P&Z approval and prior to the filing of the plat. Note 6 is referenced in the floodplain areas on the plat, but it looks like it should be referencing Note 7. Please revise. 2. The tax certificates indicate that taxes have not been paid for the property. Fully paid tax certificates will be required before the plat is scheduled to go to P&Z. 3. Please note that any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that the City has not been made aware of will constitute a completely new review. The easement between lots 21 and 22 is more appropriately a PUE as storm and sanitary will be located within it. 2. Please adjust the hatching on the Greenway dedicated areas and the Common Area as they are very similar. 3. The "See Note 6" label on the 100-yr Floodplain Boundary appears to be mislabeled. 4. FYI - Development surrounding the well site will be limited. Please contact the city for additional information regarding allowed proximity/development in this area. Construction Document Comments: 1. FYI - During construction, extra caution will need to be used in areas near Conservation Easement and Deed Restricted Areas to not negatively impact the vegetation and drainage pathways. 2. FYI - A perimeter fence shall be installed to protect Conservation Easement from off-site threats during construction. 3. FYI - Modifications to drainage discharge outfalls may be required to protect Conservation Easement and Deed Restricted Areas. This will be determined at Final Plat stage with review of construction documents. 4. Is the round storm sewer manhole downstream of Area Inlet No. 1 already being constructed with the Decatur extension? 5. Will the outlet structure/erosion control measures downstream of Decatur be installed with the Decatur extension? 6. Would it be appropriate to place a gate valve just past the fire hydrant on Emylee Court as to be able to isolate the 3-in main and keep the only fire hydrant in use? 7. It appears a drop manhole is needed at Manhole No. 5 8. Please remove all HDPE located under pavement. See below: • In light of the recent discussions on HDPE pipe deflecting out of round, we should require RCP under public pavement. Where storm sewer is not under pavement, HDPE with cement stabilized sand as in the structural trench requirements per detail D3-02 is always utilized is the minimum acceptable. Note that design engineers are to specifically design and seal the HDPE detail specific to each set of plans and site. In general we require structural trenching within 5 ft of public back of curbs or under public sidewalks. Developer provides easements for electric infrastructure as installed for electric lines (including street lights). GENERAL ELECTRICAL COMMENTS 1. Developer installs conduit per City specs and design. 2. City will provide drawings for conduit installation. 3. Developer provides 30' of rigid or IMC conduit for riser poles. City installs riser. 4. Developer to intercept existing conduit at designated transformers and/or devices and extend as required. 5. If conduit does not exist at designated transformer or device, developer to furnish and install conduit as shown on electrical layout. 6. Developer pours transformer pad(s) per City specs and design. 7. Developer installs pull boxes and secondary pedestals as per City specs and design (pull boxes and secondary pedestals provided by the City). 8.
